Abstract

Delay is one of the obstacles for development because the time of completion is not in accordance with what has been stipulated in the employment contract document. Analysis of the causes of project delays using the SPSS analysis software to obtain factors that influence the data obtained. Then the impact of the delay on the cost and time of the contract is obtained. After obtaining the results of the analysis, the final step of validation is carried out to find out the completion steps that can be taken for the delay factor according to the analysis obtained. From the results of the analysis of delays, the highest variable is the cause of delays in the construction of the Hotel & Apartment Tent Semarang project, namely variable (X.3) workforce skills. From the results of the analysis of factors there is a relationship between factor variables and the effect of delay of 12.751. The impact of the delay that has reached 26.351% and the added value of contract costs from the initial contractual agreement is from Rp. 589,392,900,000 to Rp. 591,778,668,620 with an extension of the time from the initial contract to be completed in April 2019 to December 2019 during the study.The solution to overcome the problem of project delays is based on the results of this study, namely: Acceleration of work, Addition of expert labor to minimize and pursue delays, Amendments or improvements to the implementation method with a method that is more cost effective and time-consuming, dividing work time into 3 shifts for 24 hours (without any pause), the Owner gives strict sanctions to the project executor or contractor so that there are no protracted problems that cause delays. Keywords: Delays, Hotels, Apartments, SPSS Keterlambatan merupakan salah satu kendala bagi pembangunan karena waktu penyelesaian tidak sesuai dengan yang telah ditetapkan pada dokumen kontrak pekerjaan. Analisis faktor penyebab terjadinya keterlambatan proyek menggunakan software analisis SPSS untuk mendapatkan faktor yang berpengaruh pada data yang didapat.kemudian didapat dampak dari keterlambatan terhadap biaya dan waktu kontrak. Setelah di dapat hasil dari analisis maka dilakukan validasi tahap akhir untuk mengetahui langkah penyelesaian apa yang dapat di ambil untuk terhadap faktor keterlambatan sesuai analisis yang di dapat. Dari hasil analisis keterlambatan didapat variabel tertinggi sebagai penyebab keterlambatan pembangunan proyek Hotel & Apartemen Tentrem Semarang yaitu variabel (X.3) keterampilan tenaga kerja. Dari hasil analisis faktor-faktor terdapat hubungan antara variabel faktor dan dampak keterlambatan sebesar 12,751. Dampak keterlambatan yang terjadi sudah mencapai 26,351% dan pertambahan nilai biaya kontrak dari kesepakaan awal kontrak adalah dari Rp. 589,392,900,000 menjadi Rp. 591,778,668,620 dengan mengalami perpanjangan waktu dari kontrak awal akan selesai pada bulan April 2019 menjadi bulan Desember 2019 selama penelitian berlangsung. Adapun solusi untuk mengatasi permasalah keterlambatan proyek yang didapat berdasarkan hasil penelitian ini yaitu: Percepatan pekerjaan, Penambahan tenaga kerja ahli untuk meminimalisasi dan mengejar keterlambatan, Perubahan atau perbaikan metode pelaksanaan dengan metode yang lebih efektif dalam segi biaya dan waktu, Membagi waktu kerja menjadi 3 shift selama 24 jam (tanpa ada jeda), Owner memberikan sanksi tegas kepada pelaksana proyek atau kontraktor agar tidak terjadi masalah yang berlarut yang menimbulkan keterlambatan.
