Abstract

The building construction project is said to be one of the high-risk projects given the large weight of work and the high structure to be built. Each construction project has its own uniqueness, especially with the problems and risks faced. One of the causes of disruption in construction project performance is the work that allows risk to occur and has a negative impact on project performance during construction. The research study was conducted on the construction project of Green Cleosa Apartment - Cileduk - Tangerang. and research time is approximately 4 months, starting in March - June 2019. From the results of the analysis of calculations with the probability x impact method for each category of risk factors, the results have been obtained in the form of a risk rating. Based on the results of the process of ranking analysis and risk mapping it is known that 28 variables are classified as Moderate risk and 5 variables are classified as Low risk. Then the factors that have a high risk to cost performance, quality, time. The highest rating in the category of procurement of tools and materials is Damage to tools, property, physical projects with a score of 6.54, the category of formwork work namely design changes during construction with a score of 6.56, the category of pembesian work ie Error understanding of working drawings with a score of 6.65, and the category of foundry work is concrete care after casting which is not noticed with a score of 6.32. Of the four risk variables above are classified as Moderate risk. After obtaining the risk classified as moderate risk, it is validated again with experts to emphasize that risk is a risk that is a big risk to the construction of the structure of the Green Cleosa Apartment - Cileduk - Tangerang. Keywords : Risk Identification, Implementation, Construction, Multi-storey building, Green Cleosa Apartments Proyek konstruksi gedung dikatakan sebagai salah satu proyek yang berisiko tinggi mengingat besarnya bobot pekerjaan dan tingginya struktur yang akan dibangun. Setiap proyek konstruksi memiliki keunikan tersendiri, terutama dengan permasalahan dan risiko yang dihadapi. Salah satu penyebab terganggunya kinerja proyek konstruksi adalah pekerjaan-pekerjaan yang memungkinkan terjadi risiko dan memberikan dampak negatif pada kinerja proyek saat konstruksi. Studi penelitian dilakukan pada proyek pembangunan Apartemen Green Cleosa – Cileduk – Tangerang. dan waktu penelitian kurang lebih 4 bulan, mulai Maret – Juni 2019. Dari hasil analisis perhitungan dengan metoda probalitity x impact untuk setiap kategori faktor risiko telah di dapatkan hasil berupa rating risiko. Berdasarkan hasil proses analisis pemeringkatan dan pemetaan risiko diketahui 28 variabel tergolong risiko Moderat dan 5 variabel tergolong risiko Rendah. Maka faktor – faktor yang berisiko tinggi tehadap kinerja biaya, mutu, waktu. Rating tertinggi pada kategori pengadaan alat dan bahan yaitu Kerusakan alat, properti, fisik proyek dengan skor sebesar 6,54, kategori pekerjaan bekisting yaitu Perubahan desain pada saat konstruksi dengan skor sebesar 6,56, kategori pekerjaan pembesian yaitu Kesalahan pemahaman gambar kerja dengan skor sebesar 6,65, dan kategori pekerjaan pengecoran yaitu Perawatan beton setelah cor yang kurang di perhatikan dengan skor sebesar 6.32. Dari ke empat variabel risiko diatas tergolong risiko moderat. Setelah mendapatkan risiko tergolong risiko moderat tersebut di validasi lagi dengan pakar untuk menegaskan risiko tersebut merupakan risiko yang berisiko besar terhadap pembangunan struktur atas Apartemen Green Cleosa – Cileduk – Tangerang.
