Abstract
ABSTRACT Pegadaian is a subsidiary of Bank Rakyat Indonesia, which is engaged in three business lines: financing, gold, and various services. As a state-owned company that opened for the first time, the first state pawnshop was established in Sukabumi (West Java on April 1, 1901). Since 2018, PT Pegadaian has been building a new building called Pegadaian Tower, which is designed to be 22 floors high, have 2 basements, as well as a Podium, Ground Floor and Mezzanine. The construction of the iconic Pegadaian Tower Building will carry the gold and diamond theme. The construction process experienced delays in the substructure work, namely the Retaining Wall work. The purpose of this research is to find out what causes delays in the work of retaining walls in the Jakarta Tower Pawnshop Project. What factors are related to the delay in the work on the retaining wall at the Jakarta Tower Pawnshop Project. To analyze the delay, the author uses a qualitative method with a measurement scale process based on probability and impact measurement. The number of respondents is 54, all of whom are members of the project team. From the results of the delay analysis of the lower structure in the retaining wall work in the Jakarta Tower Pawnshop Project, there are several factors that have the highest scores, namely the permit for foundation work (X3) with a score of 0.48, the work for repairing bore piles (X9) with a score of 0.50, and the work for ironing pile caps (X16) with a score of 0.66. From the Delay Analysis of the Lower Structure in the Retaining Wall Work in the Jakarta Tower Pawnshop Project, there are several factors, namely: permits for foundation work, bore pile repair work, pile cap iron work. Keywords: Pegadaian Tower Project, Preparatory Work, Substructure Work, Retaining Wall Work, PMBOK Analysis Method 201 ABSTRAK Pegadaian adalah anak perusahaan Bank Rakyat Indonesia yang bergerak pada tiga lini bisnis, yakni pembiayaan, emas dan aneka jasa. Sebagai perusahaan BUMN yang dibuka pertama kali didirikan Pegadaian negara pertama di Sukabumi (Jawa Barat pada tanggal 1 April 1901). Sejak tahun 2018 lalu PT Pegadaian akan membangun gedung baru yang disebut dengan Pegadaian Tower yang dirancang setinggi 22 lantai , 2 basement serta Podium, Ground Floor dan Mezanine. Pembangunan Gedung Pegadaian Tower yang ikonik ini akan mengusung tema gold and diamond. Proses pembangunannya mengalamai keterlambatan pada pekerjaan struktur bawah yaitu pada pekerjaan Dinding Penahan Tanah. Maksud dalam penelitian ini adalah ingin mengetahui apa yang menyebabkan keterlambatan dalam pekerjaan Dinding Penahan Tanah Di Proyek Pegadaian Tower Jakarta. Faktor-faktor apa saja yang ada hubungannya dengan keterlambatan pada pekerjaan Dinding Penahan Tanah Di Proyek Pegadaian Tower Jakarta. Untuk menganalisis keterlambatan penulis menggunakan metode kualitatif dengan proses Skala pengukuran berdasarkan probabilitas dan pengukuran dampak, dimana jumlah responden sebanyak 54 orang semuanya terdiri dari tim proyek Dari hasil Analisis Keterlambatan Struktur Bawah Pada Pekerjaan Dinding Penahan Tanah Di Proyek Pegadaian Tower Jakarta, ada beberapa faktor yang mempunyai nilai tertinggi yaitu ; Ijin Pekerjaan Pondasi (X3) dengan nilai score (0,48) dan Pekerjaan Pembesian bore pile (X9) dengan nilai score sebesar (0,50) serta Pekerjaan pembesian pile cap (X16) dengan nilai score sebesar (0,66).
