Abstract

Formwork has a role as a temporary mold that is used to withstand the load while the concrete is poured and shaped according to the desired shape. The use of formwork must be planned in advance so that it requires a lot of consideration so that the used of the method or system used is more efficient and economical. This study aims to analyze cost efficiency using the Value Engineering method and the time efficiency using the PERT (Program Evaluation and Review Technique) method in the West Cakung Flats Project (3 Tower) East Jakarta with calculations on beam formwork and floor slabs. The calculation of cost efficiency using the Value Engineering method is carried out in 5 stages, namely the information, creative, analysis, assessment/development and presentation stages. While the calculation of time efficiency using the PERT method by comparing the initial project scheduling time and work acceleration time. From the result of the analysis, the cost efficiency of the beam construntion is Rp. 104,045,858.92 with an efficiency percentage value of 4.21% and on the floor slab work of Rp. 217,395,672.86 with a percentage efficiency value of 7.65%. For the result of time efficiency analysis on beam and slab work, the time duration at the beginning of the plan is 136 days while the time duration after the acceleration schedule is 121 days, the time efficiency is obtained for 15 days. Keyword : Cost and time efficiency, Formwork, West Cakung Flats Project Bekisting memiliki peranan sebagai cetakan sementara yang digunakan untuk menahan beban selama beton dituang dan dibentuk sesuai dengan bentuk yang diinginkan. Penggunaan bekisting harus direncanakan terlebih dahulu sehingga membutuhkan banyak pertimbangan supaya penggunaan metode atau sistem yang dipakai lebih efisien dan ekonomis. Penelitian ini bertujuan untuk menganalisis efisiensi biaya dengan menggunakan metode Value Engineering dan efisiensi waktu dengan menggunakan metode PERT (Program Evaluation and Review Technique) yang ada di Proyek Rumah Susun Cakung Barat (3 Tower) Jakarta Timur dengan perhitungan pada pekerjaan bekisting balok dan pelat lantai. Pada perhitungan efisiensi biaya menggunakan metode Value Engineering dilakukan dengan 5 tahapan, yaitu tahap informasi, kreatif, analisis, penilaian/pengembangan dan presentasi. Sedangkan pada perhitungan efisiensi waktu menggunakan metode PERT dengan cara membandingkan waktu penjadwalan awal proyek dan waktu percepatan pekerjaan. Dari hasil analisis didapat efisiensi biaya pada pekerajaan balok yaitu sebesar Rp. 104.045.858,92 dengan nilai prosentase efisiensi yaitu 4,21% dan pada pekerjaan pelat lantai sebesar Rp. 217.395.672,86 dengan nilai prosentase efisiensi yaitu 7,65%. Untuk hasil analisis efisiensi waktu pada pekerjaan balok dan pelat lantai, durasi waktu pada awal rencana yaitu 136 hari sedangkan durasi waktu setelah penjadwalan percepatan yaitu 121 hari, didapat efisiensi waktu selama 15 hari.
