Abstract

ABSTRAK Dalam proyek konstruksi sering kita jumpai berbagai macam kendala yang akhirnya menyebabkan keterlambatan dalam proses pembangunannya. Keterlambatan ini akan menyebabkan berbagai pihak yang terlibat dalam proyek konstruksi akan mengalami berbagai kerugian karena tentunya akan ada biaya tambahan yang harus dikeluarkan. Dalam pelaksanaannya, proyek pembangunan Pabrik E space SFB (Standard Factory Building) Cikarang ini menghadapi beberapa kendala yang menyebabkan keterlambatan. Dalam penelitian ini penulis menggunakan metode penelitian kuantitatif dengan cara menyebarkan kuesioner kepada responden yang merupakan staff karyawan di PT. Bhineka Cipta Karya selaku kontraktor utama. Data sekunder yang digunakan adalah data kurva S. Kuesioner yang disebarkan berisi variabel-variabel penyebab keterlambatan, dan kemudian data hasil kuesioner yang merupakan data primer diolah dengan dengan menggunakan software Statistical Package for The Social Science (SPSS). Dari hasil analisis dapat diketahui bahwa faktor-faktor yang menyebabkan keterlambatan pada Proyek Pembangunan Pabrik E space SFB (Standard Factory Building) Cikarang adalah variabel kenaikan harga material dan peralatan (Faktor Material) dengan koefisien regresi sebesar 5.452, variabel perubahan jenis dan spesifikasi material/peralatan/alat berat yang digunakan (Faktor peralatan) dengan koefisien regresi sebesar 4.141, dan variabel komunikasi antara owner dengan perencanaan dalam hal perencanaan (Faktor management) dengan koefisien regresi sebesar 4.991. Faktor paling dominan yang menyebabkan keterlambatan adalah variabel kenaikan harga material dan peralatan (Faktor Material). Solusi alternatif untuk mengatasi faktor paling dominan penyebab keterlambatan adalah dengan cara membeli kebutuhan material lebih awal yang memiliki masa order yang lama untuk meminimalisir harga naik ataupun barang yang inden cukup lama. Kata kunci: Keterlambatan, SPSS, Faktor-faktor, Konstruksi Pabrik ABSTRACT In construction projects, we often encounter various kinds of obstacles that eventually cause delays in the construction process. This delay will cause various parties involved in the construction project to experience various losses because of course there will be additional costs to be incurred. In its implementation, the Cikarang E space SFB (Standard Factory Building) factory construction project faced several obstacles that caused delays. In this study the authors use quantitative research methods by distributing questionnaires to respondents who are staff employees at PT. Bhineka Cipta Karya as the main contractor. The secondary data used is the S curve data. The questionnaire distributed contained the variables causing the delay, and then the data from the questionnaire which was the primary data was processed using the Statistical Package for The Social Science (SPSS) software. From the results of the analysis, it can be seen that the factors that cause delays in the Cikarang E space SFB (Standard Factory Building) Factory Construction Project are the variables of material and equipment price increases (Material Factors) with a regression coefficient of 5,452, variables of changes in types and specifications of materials/equipment /heavy equipment used (machine factor) with a regression coefficient of 4.141, and the communication variable between the owner and planning in terms of planning (management factor) with a regression coefficient of 4.991. The most dominant factor that causes delays is the variable price increase of materials and equipment (Material Factor). An alternative solution to overcome the most dominant factor causing delays is to buy material needs earlier that have a long order period to minimize price increases or items that pivot for quite a long time.
