Abstract

ABSTRAK Mixed use building merupakan salah satu upaya pendekatan perancangan yang berusaha menyatukan berbagai aktivitas dan fungsi yang berada di bagian area suatu kota yang memiliki luas area yang terbatas, harga beli tanah yang relatif mahal, lokasi tanah yang strategis, serta nilai ekonomi tinggi menjadu sebuah struktur yang kompleks dimana semua kegunaan dan fasilitas yang memiliki keterkaitan dalam kerangka integrasi yang kuat. (Panduan Perancangan Bangunan Komersial, Endy Marlina 2008) Apartemen adalah Bangunan hunian yang dipisahkan secara horisontal dan vertikal agar tersedia hunian yang berdiri sendiri dan mencakup bangunan bertingkat rendah atau bangunan tinggi, dilengkapi berbagai fasilitas yang sesuai dengan standar yang ditentukan. (Ernst Neufert, 1980, p: 86) Menurut Kamus Besar Bahasa Indonesia, “mal” artinya gedung atau kelompok gedung yang berisi macam-macam toko dengan dihubungkan oleh lorong (jalan penghubung) (KBBI 2014). Kantor berasal dari bahasa Belanda “Kantoor” adalah sebutan untuk tempat yang digunakan untuk perniagaan atau perusahaan yang dijalankan secara rutin. Kantor bisa hanya berupa suatu kamar atau ruangan kecil maupun bangunan bertingkat tinggi. (Long, 2004) . Arsitektur Tropis adalah sebuah karya Arsitektur yang mencoba untuk memecahkan problematic iklim setempat, dalam hal ini iklim Tropis. Yang penting dalam Arsitektur Tropis ialah apakah rancangan tersebut dapat menyelesaikan masalah pada iklim tropis seperti hujan deras, terik matahari, suhu udara tinggi, kelembapan tinggi dan kecepatan angina rendah, sehingga manusia yang semula tidak nyaman berada dialam terbuka, menjadi nyaman ketika berada didalam bangunan tropis. Kata Kunci : Mixed use, Apartemen, Retail atau Mall,Kantor,Arsitektur tropis. (Commercial Building Design Guide, Endy Marlina 2008) Apartment is a residential building that is separated horizontally and vertically so that independent housing is available and includes low-rise buildings or high-rise buildings, equipped with various facilities according to specified standards. (Ernst Neufert, 1980, p:86) According to the Big Indonesian Dictionary, "mall" means a building or group of buildings containing various shops connected by aisles (connecting roads) (KBBI 2014). Office comes from the Dutch language "Kantoor" is a designation for a place used for commerce or companies that are run regularly. An office can be just a room or a small room or a high-rise building. (Long, 2004). Tropical Architecture is an architectural work that tries to solve the problematic local climate, in this case the tropical climate. What is important in Tropical Architecture is whether the design can solve problems in tropical climates such as heavy rain, hot sun, high air temperature, high humidity and low wind speed, so that humans who were originally uncomfortable in the open, become comfortable when in a tropical building. .
