Abstract

The city of Jakarta as the capital city of Indonesia is still the capital city of Indonesia prima donna for those who want to improve the level of their economy. Every especially after the Eid al-Fitr holiday, the phenomenon of urbanization has become a who is no stranger to Jakarta. The population growth rate in this city continues increases which results in an increase in the density level and the need for space increases while the carrying capacity of land is increasing reduce. This problem gives rise to a new thing, namely the proliferation of slums that make the face of the city less beautiful. The government certainly does not just let this problem continue to occur. With the existence of a thousand tower program that has been planned from 2007 is expected be a solution to reorganize space that becomes a slum settlement. In its implementation, there are many apartment designs that cannot meet the requirements needs and habits of its residents or misdirected so that it becomes a business by a group of people. In this final project, the design is asked to be able to answer all problems such as the pattern of activities of the residents of flats, a high level of community and social culture, global warming issues, savings energy, and sustainable architecture. Simple Flats for Rent (Rusunawa) that will be designed in this task is in Petamburan Kota Central Jakarta Administration with the theme of Community Housing, cheap housing for society based on energy-efficient buildings and architecture that sustainable. Keywords: Flats Housing, Community Housing, Green Architecture Kota Jakarta sebagai ibu kota negara Indonesia sampai saat ini masih menjadi primadona bagi mereka yang ingin memperbaiki tingkat perekonomiannya. Setiap tahunnya terutama pasca libur hari raya Idul Fitri, fenomena urbanisasi menjadi hal yang tidak asing lagi di Jakarta. Tingkat pertumbuhan penduduk di kota ini terus bertambah yang mengakibatkan kepada naiknya tingkat kepadatan dan bertambahnya kebutuhan akan ruang sedangkan daya dukung lahan semakin berkurang. Permasalahan ini menimbulkan hal baru yaitu menjamurnya permukiman kumuh yang membuat wajah kota menjadi berkurang keindahannya. Pemerintah tentu tidak begitu saja membiarkan masalah ini terus terjadi. Dengan adanya program seribu tower yang telah direncanakan dari tahun 2007 diharapkan menjadi solusi untuk menata kembali ruang yang menjadi permukiman kumuh. Dalam pelaksanaanya banyak rancangan rumah susun yang tidak bisa memenuhi kebutuhan dan kebiasaan penghuninya atau salah sasaran sehingga dijadikan bisnis oleh sekelompok orang. Pada tugas akhir ini, rancangan diminta untuk dapat menjawab segala permasalahan seperti pola kegiatan penghuni rumah susun, budaya hidup guyub dan sosial yang tinggi, isu pemanasan global, penghematan energi, serta arsitektur yang berkelanjutan. Rumah Susun Sederhana Sewa (Rusunawa) yang akan dirancang dalam tugas ini berada di Petamburan Kota Administrasi Jakarta Pusat dengan tema Community Housing, Hunian murah untuk masyarakat yang berbasiskan bangunan hemat energi dan arsitektur yang berkelanjutan.
