Abstract

EARNED VALUE ANALYSIS TERHADAP WAKTU PADA PROYEK PEMBANGUNAN GEDUNG (STUDI KASUS PROYEK PEMBANGUNAN APARTEMEN ALLEGRIA BANDUNG) M. Nur Yasin1) Ir. Hamonangan Girsang, ST. MT. IPM 2) INTISARI Kompleks nya masalah selama pelaksanaan pekerjaan proyek menyebabkan banyak proyek yang selesai tidak sesuai dengan yang direncanakan. Baik tidak tepat waktu, mutu, dan biayanya yang terkadang terjadi over budget Untuk mengatasi hal ini perlu adanya manajemen biaya, kualitas, dan waktu yang baik. Penelitian ini bertujuan mengetahui prakiraan b iaya dan waktu serta faktor-faktor yang menyebabkan kinerja positif dan negatif. Jenis penelitian dalam karya tulis ilmiah ini yaitu penelitian kuantitatif dengan studi kepustakaan. Data dikumpulkan melalui kegiatan pengamatan dan diskusi di proyek pembangunan apartemen allegria bandung. Data dianalisis secara deskriptif. Hasil penelitian menunjukkan Prakiraan biaya yang diperlukan pada Proyek Pembangunan Apartemen Allegria Bandung untuk menyelesaikan semua pekerjaan (EAC) adalah Rp. 49.737.130.294,- dengan prakiraan total waktu yang dibutuhkan (EAS) adalah 434 hari. Faktor -faktor yang menyebabkan kinerja positif (+) saat peninjuan adalah pada awal proyek sudah banyak didatangkan material pokok pekerjaan seperti material Besi, Bekisting dan alat kerja penunjang seperti Ban Bending, Bar Cutter, serta Excavator. Sedangkan faktorfaktor yang menyebabkan kinerja negatif (-) saat peninjauan adalah lambatnya proses approval perubahan gambar kerja dari manajemen konstruksi dan pemberi tugas dan keterlambatan kedatangan material besi pada minggu ke 35 yang membuat kapasitas pekerjaan kurang maksimal. Nur Yasin1) Ir. Hamonangan Girsang, ST. MT. IPM 2) The complexity of the problems during the implementation of project work caused many projects that were completed not as planned. Good not on time, quality, and costs that sometimes occur over budget to overcome this it needs a good management of cost, quality, and time. This study aims to determine the cost and time forecasts as well as the factors that cause positive and negative performance. This type of research in scientific papers is quantitative research with literature studies. Data was collected through observation and discussion activities in the Allegria Bandung apartment development project. Data were analyzed descriptively. The results showed the estimated cost needed for the Allegria Bandung Apartment Development Project to complete all work (EAC) was Rp. 49,737,130,294, - with an estimated total time needed (EAS) of 434 days. Factors that cause positive performance (+) during the review are that at the beginning of the project many basic work materials have been imported such as steel, formwork and supporting work tools such as Bending Tires, Bar Cutter, and Excavators. While the factors that cause negative performance (-) during the review are the slow process of approval of changes in work drawings from construction management and assigners, the delay in arrival of iron material at week 35 which makes the work capacity is less than optimal.
