Abstract

In the construction of building construction, many aspects must be considered, from the aspect of cost, quality and time, because in the implementation of construction projects things often happen that are not as planned, such as budget swelling from the initial plan, delays in completion time, and poor quality results. work, these things can result in losses, in terms of cost and time, special attention is needed regarding delays, low quality of work results, and budget swelling to minimize losses. This study uses a quantitative descriptive method by distributing questionnaires and conducting interviews to find the most berpengaruht factors causing time delays, low quality of work, and cost overruns, the data obtained were processed by descriptive statistical analysis using SPSS software From the results of the analysis test, it was found that the variables that became the most influential factors were incorrect or inappropriate planning (drawing/specifications) as the cause of delays, inadequate quality of equipment as the cause of low work results, and on cost overruns, the most influential factor is the wrong and inappropriate construction method, based on these factors, control measures are arranged that can minimize this in the form of preventive and corrective actions. Keyword : Triple Constraint, SPSS, Cost, Quality, Time Dalam pembangunan suatu konstruksi bangunan banyak aspek - aspek yang harus diperhatikan, dari aspek biaya, mutu dan waktu, dikarenakan dalam pelaksanaan proyek konstruksi sering terjadi hal – hal yang tidak sesuai rencana seperti pembengkakan anggaran dari rencana awal, keterlambatan waktu penyelesaian, dan buruknya kualitas hasil pekerjaan, hal – hal tersebut dapat mengakibatkan kerugiaan, dari segi biaya dan waktu, perlu adanya perhatian khusus mengenai keterlambatan, rendahnya hasil pekerjaan, dan pembengkakan anggaran sehingga dapat meminimalisir kerugiaan. Penelitian ini menggunakan metode deskriptif kuantitatif dengan cara menyebarkan kuesioner dan melakukan wawancara untuk mencari faktor yang paling berpengaruh penyebab terjadinya keterlambatan waktu, rendahnya hasil pekerjaan dan pembengkakan biaya, data yang didapatkan diolah secara analisis statistik deskriptif dengan menggunakan software SPSS, dari hasil uji analisis didapatkan bahwa variabel - variabel yang menjadi faktor yang paling berpengaruh adalah perencanaan (gambar/spesifikasi) yang salah atau tidak tepat sebagai penyebab keterlambatan, kualitas peralatan yang tidak layak sebagai penyebab rendahnya hasil pekerjaan, dan pada pembengkakan biaya faktor yang paling berpengaruh ialah metode konstruksi yang salah dan tidak tepat, berdasarkan faktor - faktor tersebut disusun upaya pengendalian yang dapat meminimalisir hal tersebut berupa tindakana pencegahan dan perbaikan.
