Abstract

The decision to make investment relating to a number of funds with the expectation of getting profit in the long term frequently has a significant impact to the sustainability of a company. The study analysed the feasibility of investment for opening a branch office of Koperasi Simpan Pinjam JASA in Depok. The analysis conducted included: 1) Financial aspect, namely preparing estimation of cash flow which would occur by applying investment assessment methods, payback period, net present value, profitability index, and internal rate of return. 2) Company Internal and External aspects, by preparing a strategic formulation wich is SWOT analysis, with IFAS/EFAS Matrix 3) And lastly Sensitivity Analysis. Based on the analysis is the following results derived: (1) Financial aspect of payback period of 3 years and 5 months, the net present value resulted positive value amounting to Rp 571,649,175,-, whereas for the result of calculation of profitability index it reached 1,29 and the internal rate of return was 21,12% it could be concluded that from the financial aspect it had a positive assessment. (2) Whereas from the analysis of internal and external aspect, the company has competitive advantage, and the company was the position of quadrant 1/growth. (3) from the sensitivity analysis was conducted with the assumption that attainment of target projection unreachable, only 85 % of the target, caused condition of micro economy and it’s impacts of Asean-China Free Trade Agreement (ACFTA) and Asean Free Trade Area (AFTA), with the same cost. Then the result of assessment for financial aspect derived : payback period for 3 years and 11 months, the net present value had resulted a positive value amounting to Rp 90,647,335,-, profitability index reached 1,05, and internal rate of return resulted 13,51%, then it could be concluded that investment plan was still feasible for realization.Keputusan untuk melakukan investasi yang menyangkut sejumlah dana dengan harapan mendapatkan keuntungan dalam jangka panjang seringkali berdampak besar pada kelangsungan hidup perusahaan. Studi ini bertujuan untuk menganalisis kelayakan investasi pembukaan kantor cabang Koperasi simpan pinjam JASA di Depok. Analisis yang dilakukan mencakup : 1) Aspek finansial dengan menggunakan metode penelitian investasi, payback period, net present value, profitability index, dan internal rate of return. 2) Aspek internal dan eksternal perusahaan yaitu formulasi strategi dengan analisis SWOT dan matrik IFAS/EFAS. 3) Dan analisis sensitivitas. Berdasarkan analisis diperoleh hasil : (1) Untuk aspek finansial payback period 3 tahun 5 bulan, net present value menghasilkan nilai positif sebesar Rp 571,649,175,-, sementara dari hasil perhitungan profitability index mencapai 1,29 dan internal rate of return adalah 21,12% dapat disimpulkan bahwa dari aspek finansial sudah menunjukkan penilaian yang positif, (2) Sedangkan dari analisis aspek internal dan eksternal, perusahaan memiliki keunggulan kompetitif yang cukup besar dan perusahaan berada pada posisi kuadran I/growth, (3) Dengan analisa kepekaan yang dilakukan dengan asumsi pencapaian target proyeksi tidak maksimal yaitu hanya 85 % karena dipengaruhi oleh keadaan usaha industri mikro, kecil, dan menengah yang kurang baik, sebagai dampak dari diberlakukannya ACFTA (Asean- China Free Trade Agreement) dan AFTA (Asean Free Trade Area). Sementara komponen biaya-biaya untuk mendukung operasional masih tetap. Maka hasil dari penilaian untuk aspek finansial diperoleh sebagai berikut : payback period 3 tahun 11 bulan, net present value menghasilkan nilai positif sebesar Rp 90,647,335,-, sementara profitability index mencapai 1,05 dan internal rate of return diperoleh 13,51 %, sehingga dapat disimpulkan bahwa rencana investasi ini masih tetap layak untuk direalisasikan.
