Abstract

The development of high rise building construction is increasing rapidly. A wide variety of materials and implementation systems for a variety of jobs, including some construction innovations in wall work. One of them is the gypsum wall finishing method, this gypsum wall coating method can be installed quickly so that it can speed up the processing time, but the price is more expensive compared to conventional wall coating method or aci plaster. By using the wallcovering method, not all areas produce the same quality, especially for wet areas such as toilets and balconies in apartment units.Therefore it is necessary to conduct a comparative Studi of aci plaster wall construction with gypsum wallcoverings in the toilet and balcony area of the apartment unit in terms of cost and quality based on observations in the field, to determine the difference in work costs of the two wall construction methods in 1 m2 units, and find out more appropriate quality is used in order to obtain effective and efficient results. The method used to know the quality is the survey method directly in the field using the observation method while to find out the cost calculation using the method of unit price analysis, wage prices and materials. For the calculation of the cost of the two materials, it is found that for 1 m2 of aci plaster wallcovering work costs Rp. 70,350-. Meanwhile, for 1 m2 gypsum wall cladding work is Rp. 81.370, -. From the cost comparison, the difference in cost is Rp. 11,020, -. So it can be concluded that the cost of the work of the aci plaster wallcovering method is more efficient.For the work of wall cladding on beams and toilets, the use of Stick On Wall was damaged so it was changed using aci plaster. For the comparison of the quality of the two jobs, it was found that the two methods produced a score in the good scale category, but for the aci plaster wallcovering work the score was higher with a value of 4,03. As for the gypsum wall coating work (Stick On Wall), the scale value is 3.53. So it can be concluded that the results of wallcovering on balconies and toilets are better than using the aci plaster method. Key Word: Wall Work, wallcovering, Plester Aci,Stick On Wall,Quality,Cost. Perkembangan pembangunan gedung bertingkat semakin pesat. Banyak variasi bahan material dan sistem pelaksanaan untuk berbagai macam pekerjaan,termasuk beberapa inovasi konstruksi pada pekerjaan dinding. Salah satunya adalah adanya metode finishing pelapis dinding menggunakan gypsum, metode pelapis dinding gypsum ini dapat dipasang dengan cepat sehingga bisa mempercepat waktu pengerjaan, akan tetapi harganya lebih mahal dibandingkan dengan metode pelapis dinding secara konvensional atau plester aci. Dengan menggunakan metode pelapis dinding tersebut tidak semua area menghasilkan mutu yang sama terutama untuk area basah seperti toilet dan balkon pada unit apartement. Maka dari itu perlu dilakukan studi perbandingan konstruksi dinding plester aci dengan pelapis dinding gypsum pada area toilet dan balkon unit apartement dari segi biaya dan mutu berdasarkan pengamatan di lapangan, guna mengetahui selisih biaya pekerjaan dari kedua metode konstruksi dinding tersebut dalam satuan 1 m2, dan mengetahui mutu yang lebih tepat digunakan agar mendapatkan hasil yang efektif dan efisien. Metode yang digunakan untuk mengetahui mutu adalah metode survei secara langsung dilapangan dengan menggunakan metode pengamatan,sedangkan untuk mengetahui perhitungan biaya menggunakan metode analisa harga satuan, harga upah dan bahan. Untuk perhitungan biaya dari kedua material tersebut, didapat bahwa untuk 1 m2 pekerjaan pelapis dinding Plester aci biaya sebesar Rp. 70.350-. Sedangkan untuk 1 m2 pekerjaan pelapis dinding Gypsum sebesar Rp. 81.370,-. Dari perbandingan biaya selisih biaya sebesar Rp. 11.020,-. Maka dapat disimpulkan bahwa secara biaya pekerjaan metode pelapis dinding plester aci lebih hemat.Untuk hasil pekerjaan pelapis dinding pada balkon dan toilet, penggunaan Stick On Wall mengalami kerusakan sehingga dirubah menggunakan plester aci. Dalam perbandingan mutu dari kedua pekerjaan tersebut, didapat bahwa kedua metode tersebut menghasilkan nilai pada kategori skala baik, namun untuk pekerjaan pelapis dinding Plester acimenghasilkan skala nilai lebih tinggi dengan nilai 4,03. Sedangkan untukpekerjaan pelapis dinding gypsum (Stick On Wall)menghasilkan nilai skala sebesar 3,53. Maka dapat disimpulkan bahwa untuk hasil pekerjaan pelapis dinding pada balkon dan toilet lebih baik dibandingkan penggunaan metode plester aci.
