Abstract

ABSTRAK Identifikasi Variabel Keterlambatan Pekerjaan Sub Structure (Raft Foundation) Pada Konstruksi Bangunan Gedung Bertingkat X di Daerah Cibubur, Marimar Isabella, 41114210009, Anjas Handayani, ST.,MT.,2018. Dengan pertumbuhan yang semakin meningkat, terlebih di daerah-daerah pusat Ibu Kota yang merupakan pusat kegiatan penduduk-penduduk daerah sekitarnya yang pastinya mengalami peningkatan penduduk sehingga menimbulkan kepadatan penduduk pada daerah Ibu Kota. Dengan fakta yang diatas maka dibuatlah proyek mega konstruksi di daerah Cibubur yang akan membangun apartemen, hotel, mall, dan theme park. Pada kenyataannya pelaksanaan pekerjaan proyek fisik selalu mendapatkan kendala, baik kendala yang sudah diperhitungkan, maupun yang diluar perhitungan perencanaan. Kendala itu menjadi penyebab terhambatnya pekerjaan proyek. Pada proyek Transpark Cibubur terjadi keterlambatan pada pekerjaan raft foundation. Pada proyek Transpark Cibubur terjadi keterlambatan yang menyebabkan penyelesaian raft foundation tidak sesuai dengan planning yang sudah direncanakan. Dalam penelitian ini penulis menggunakan metode penelitian kuantitatif dengan cara menyebarkan kuesioner kepada responden yang merupakan staff karyawan di PT. Wika Gedung sebagai kontraktor. Data sekunder yang digunakan adalah data kurva S. Kuesioner yang disebarkan berisi variabel-variabel penyebab keterlambatan, dan kemudian data hasil kuesioner yang merupakan data primer diolah dengan menggunakan software SPSS versi 24. Dari hasil data dan analisis terdapat 33 variabel dan dapat diketahui bahwa variabelvariabel yang menyebabkan keterlambatan pada Pekerjaan Sub Structure (Raft Foundation) sebanyak 7 variabel yaitu Ketersediaan alat dengan koefisien regresi sebesar 0.099(9.9%), Perubahan desain dengan koefisien regresi sebesar - 0.303(30.3%), Ketepatan waktu pembayaran kepada subkon dengan koefisien regresi sebesar 0.284(28.4%), Keadaan cuaca dengan koefisien regresi sebesar -0.181(18.1%), Perijinan dengan koefisien regresi sebesar -0.308(30.8%), Pekerjaan bongkar/diperbaiki dengan koefisien regresi sebesar 0.227(22.7%), dan Pekerjaan tambah kurang dengan koefisien regresi sebesar 0.049(4.9%). As the population intensifies, especially in the central areas of the Capital City which is the center of the activities of the surrounding resident cause population density in capital city. With the above facts then made a mega construction project in the area of Cibubur which will build apartments, hotels, malls, and theme park. In reality, the implementation of physical project work always gets constraints, both constraints that have been taken into account, as well as outside the calculation of planning. The obstacle is the cause of delay in project work. In the Transpark Cibubur project there was a delay in the raft foundation work. In the Transpark Cibubur project there was a delay causing the completion of the raft foundation not in accordance with the planned planning. In this study the authors use quantitative research methods by distributing questionnaires to respondents who are staff employees at PT. Wika Building as a contractor. Secondary data used is S curve. The questionnaire distributed contains the causes of delay variables, and then the data of the questionnaire which is the primary data processed using SPSS software version 24. From the results of data and analysis there are 33 variables and it can be seen that the variables causing delays in the Work Sub Structure (Raft Foundation) as many as 7 variables that are Availability of tools with regression coefficient of 0.099 (9.9%), Design changes with regression coefficient of -0.303 (30.3%), Punctuality of payment to subcon with regression coefficient of 0.284 (28.4%), weather conditions with regression coefficient of -0.181 (18.1%), License with regression coefficient of -0.308 (30.8%), Work unloaded / repaired with regression coefficient of 0.227 (22.7%), and Work added less with regression coefficient of 0.049 (4.9%).
