Abstract

Setiap proyek konstruksi umumnya mempunyai rencana dan jadwal pelaksanaan. Pembuatan rencana konstruksi mengacu pada perkiraan saat rencana pembangunan dibuat. Masalah dapat timbul apabila ada ketidaksesuaian antara rencana dengan pelaksanaannya. Proyek Lippo Thamrin Office Tower Jakarta Pusat mengalami keterlambatan 41,53% di ahir schedule Curva S kontraktor. Banyak faktor-faktor yang menyebabkan terjadinya keterlambatan, tujuan penelitian ini adalah untuk mendapatkan faktor-faktor apa saja yang menyebabkan keterlambatan pelaksanaan proyek konstruksi dan faktor dominan yang menjadi penyebab keterlambatan pelaksanaan Proyek Lippo Thamrin Office Tower. Metode Penelitian yang di gunakan pada penelitian ini adalah deskriptif kuantitatif dengan menentukan variabel penelitian berdasarkan jurnal-jurnal terdahulu. Didukung dengan penyebaran kuisioner tahap 1 yang di sebar kepada 5 pakar dan kuisioner tahap 2 yang di sebar kepada 38 responden. Kuisioner di sebar dengan responden staff kontraktor dan sub kontraktor pada proyek lippo thamrin office tower. Analisis kuisioner tersebut dibantu dengan program SPSS. Analisis yang di gunakan yaitu Analisis Statistik Deskriptif, Uji Validitas, Uji Realibilitas,Uji Normalitas, Uji regresi Berganda, Uji t, Uji F, dan Koefisien Determinasi. Berdasarkan hasil analisis SPSS 25 di dapat 4 faktor-faktor penyebab keterlambatan proyek lippo thamrin office tower yaitu:(1)Terjadi perubahan desain / revisi konsultan saat kontruksi berjalan, (2)Masalah financial yang dialami oleh owner (cash flow kontraktor tidak lancar, (3)Lambatnya Persiapan gambar kerja oleh kontraktor (4)Keterlambatan pasokan material dengan koefisien regresi masing-masing, 0,582, 0,386, 0,242 dan 0.177, berdasarkan ranking tertinggi dari 4 faktor-faktor di atas maka faktor dominan penyebab keterlambatan pada proyek lipo tamrin office tower adalah faktor owner dengan indicator : Terjadi perubahan desain / revisi konsultan saat kontruksi berjalan dengan nilai koefisien regresi tertinggi 0,582 dengan memiliki nilai koefisien determinasi 76,9% Kata Kunci: Penyebab keterlambatan, proyek konstruksi, Lippo Thamrin Office Tower, persepsi kontraktor Title: analysis of the causes of the delay in construction project lippo thamrin office tower Central jakarta according to the perception of the contractor, Name: Heru Waryanto, Nim: 41114120143, Ir. Lippo Thamrin Project Office Tower of Central Jakarta is experiencing delays 41.53% at the end of schedule Curva S contractors. many factors that contributed to the delays, The goal this study is to find what factors cause contruction delays and dominan factors of the dominant factors in the delay to carry out the lippo thamrin office tower contruction project. The research method used in this study is quantitative descriptive by determining research variables based on previous journals.Supported by the dissemination of phase 1 questionnaires distributed to 5 experts and stage 2 questionnaires distributed to 38 respondents. The questionnaire was distributed in the Menara Astra project with respondents from contractor and subcontractor staff on the Astra Tower project. The questionnaire analysis was assisted by the SPSS program. The analysis used is Descriptive Statistics Analysis, Validity Test, Reliability Test, Normality Test, Multiple Regression Test, T Test, F Test, and Determination Coefficient. Based on the analysis of SPSS 25, there were 4 factors causing delays in the Lippo Thamrin office tower project, namely: (1) There was a change in the design / revision of the consultant when the construction was going on, (2) Financial problems experienced by the owner (the contractor's cash flow was not smooth, (3) Slow Preparation of work drawings by the contractor (4) Delay in material supply with regression coefficients, 0.582, 0.386, 0.242 and 0.177, based on the highest ranking of the 4 factors above, the dominant factor causing delays in the lipo tamrin office tower project is the owner factor with the indicator: There is a change in the design / revision of the consultant when the construction goes with the highest regression coefficient 0.582, with a coefficient of determination 76.9% Key words: Cause of delay, construction Project, lippo thamrin office tower, contractor’s perception.
