Abstract

This research uses a case study of the Arandra Residence apartment development project in Cempaka Putih, Central Jakarta. When the work progress is 40%, there is a design change in the upper structure to be precise in the column section. Due to design changes from owner requests resulting in work delays. The design change the owner wanted was a change in column height from 3300mm to 3500mm. So that it affects the costs and time of project completion. The method used in this research is observation and interviews in the project area, then it will analyze the cost comparison and also the comparison of time with the consequences of work delays that occur. From the research that has been done, work delays have a considerable influence on the project completion time, resulting in a shift in the completion time that is longer than the existing schedule. Initially, column work on the 8th tower 3 floor began in July, the 4th week of 2019 and was completed in August, the 2nd week of 2019, but in the end it started in August 2019, the 5th week and finished in September the 2nd week of 2019, thus regressing for 5 weeks. In the cost comparison, the initial cost increase was only Rp. 67,760,000.00 to Rp. 274,820,000.00, so that there was an overruns in costs of Rp. 207,060,000.00, with an acceleration of development from 14 days to 9 days. Keywords : Coast, Design Changes, Labor, Lateness, Time Pada penelitian ini menggunakan studi kasus proyek pembangunan Apartemen Arandra Residence yang berada di Cempaka Putih, Jakarta Pusat. Ketika progress pekerjaan 40% terdapat perubahan desain pada struktur atas tepatnya bagian kolom. Akibat perubahan desain dari permintaan owner mengakibatkan adanya penundaan pekerjaan. Perubahan desain yang diinginkan oleh owner adalah perubahan tinggi kolom yang awalnya 3300mm menjadi 3500mm. Sehingga hal tersebut berpengaruh terhadap biaya dan waktu penyelesaian proyek. Metode yang digunakan dalam penelitian ini adalah observasi dan wawancara di lapangan, kemudian akan di analisis perbandingan biaya dan juga perbandingan waktu dengan menambahkan tenaga kerja akibat penundaan pekerjaan yang terjadi. Dari penelitian yang sudah dilakukan, penundaan pekerjaan memiliki pengaruh yang cukup besar bagi waktu penyelesaian proyek, hingga mengakibatkan pergeseran waktu penyelesaian lebih lama dari schedule yang ada. Yang awalnya pekerjaan kolom lantai 8 tower 3 dimulai pada bulan Juli minggu ke-4 2019 dan selesai pada bulan Agustus minggu ke-2 2019 namun pada akhirnya dimulai pada bulan Agustus 2019 minggu ke-5 dan selesai pada bulan September minggu ke-2 2019, sehingga mengalami kemunduran selama 5 minggu. Pada perbandingan biaya didapatkan kenaikan biaya yang awalnya hanya Rp. 67.760.000,00 menjadi Rp. 274.820.000,00, sehingga terjadi pembengkakan biaya sebesar Rp. 207.060.000,00, dengan dilakukan percepatan pembangunan yang awalnya 14 hari menjadi 9 hari.
