Abstract

Currently the Synthesis Residence project has been delayed from the original plan. When viewed from the actual data in the monthly report, namely the S curve data in September, it is written that this project is 17.782% late. To get valid results, a study is needed to find the factors that cause delays in the implementation of the Synthesis Residence project work. The knowing the cause of the delay in the implementation of this project work, it can be used as a basis for evaluation so as not to repeat the same mistakes in the next project work. The research method used quantitative methods, the research instrument in the form of a questionnaire which functions as data collection. After collecting data from respondents, data analysis was carried out in a quantitative way, namely the results of the survey in the form of a questionnaire, interviews from experts and respondents were processed with the help of the SPSS program which was used to test the predetermined hypotheses. The results of statistical analysis testing for 12 indicators of 5 variables that are suspected to be the cause of delayed structural work in the construction of the Synthesis Residence project using the SPSS version 26 program, there are 3 factors, namely Time and Control Factors (X1) with indicators of delay in land handover during foundation work (X1 2), Labor Factor (X5) with indicators of poor communication between workers (X5.4), Change Factor (X3) with indicators of design changes by the owner (additional floors) while the project is being implemented (X3.4). Keywords: Delay, Project, SPSS, Time. Saat ini proyek Synthesis Residence sudah mengalami keterlambatan dari rencana awal. Jika dilihat dari data aktual pada laporan bulanan yaitu data kurva S pada bulan september, tertulis bahwa proyek ini terlambat 17,782%. Untuk mendapatkan hasil yang valid maka diperlukan suatu kajian untuk mencari faktor yang menjadi penyebab keterlambatan pelaksanaan pekerjaan proyek Synthesis Residence. Karena dengan diketahuinya penyebab keterlambatan pelaksanaan pekerjaan proyek ini maka bisa dipakai sebagai dasar untuk evaluasi agar tidak mengulangi kesalahan yang sama di pekerjaan proyek berikutnya. Metode penelitian menggunakan metode kuantitatif yang instrument penelitiannya berupa kuesioner atau angket yang berfungsi sebagai pengumpulan data. Setelah pengumpulan data dari responden, kemudian dilakukan analisis data dengan cara kuantitatif, yaitu hasil survey berupa kuesioner, wawancara dari pakar dan responden diolah dengan bantuan program SPSS yang digunakan untuk menguji hipotesis yang telah ditetapkan. Hasil pengujian analisa statistik untuk 12 indikator dari 5 variabel yang diduga menjadi penyebab dari terlambatanya pekerjaan struktur dalam pembangunan proyek Synthesis Residence menggunanakan program SPSS versi 26 terdapat 3 faktor yaitu Faktor Waktu dan Kontrol (X1) dengan indikator keterlambatan serah terima lahan saat pekerjaan pondasi (X1.2), Faktor Tenaga Kerja (X5) dengan indikator buruknya komunikasi antar tenaga kerja (X5.4), Faktor Perubahan (X3) dengan indikator terjadi perubahan desain oleh owner (penambahan lantai) saat proyek sedang dilaksanakan (X3.4).
