Abstract

Each step requires action in terms of cost and time. However, before taking cost and time control measures, keep in mind the ongoing project. In this way we find the value between the two values to be analyzed. One way to know performance is Earned Value and CPM Method. The goal to be done in the implementation of CPM is to look for projects that are efficient and appropriate to the project. Project performance analyzed performance index and time. Cost calculations on budgeted cost data for hidden work (Planned Value), budgeted costs for Earned Value and expenses incurred (Actual Cost). The results of the analysis at week 8 indicate that the lower cost of the budgeted cost or the proper execution time of the completed plan schedule with the value of CPI = 1.11 (CPI> 1). Earned Value calculation results found that the costs used with the cost resulting from the value obtained is Rp138,440,300. Where in the cost of budgeted costs apply Rp1,393,125,000. While the cost obtained from the value obtained is Rp1,254,684,700. The results obtained from the project can be distributed in 8 weeks with two critical paths. The report of this Final Project is that the CPM can be used to fill the scheduling on the Rumah Susun Rawa Buaya Project. Keywords: Earned Value, Cost Performance, Time Performance, CPI, SPI, CPM Pada setiap proyek diperlukan tindakan pengendalian dari segi biaya dan waktu. Akan tetapi sebelum dilakukan tindakan pengendalian biaya dan waktu, perlu diketahui terlebih dulu kinerja proyek yang telah berlangsung. Dengan salah satu cara inilah kita mendapati perbandingan diantara dua nilai yang akan di analisa. Salah satu cara untuk mengetahui kinerja proyek adalah metode Earned Value dan Metode CPM. Tujuan yang ingin dicapai dalam implementasi CPM ini adalah mendapatkan estimasi durasi proyek yang efisien dan identifikasi jalur kritis dalam menyelesaikan proyek. Kinerja proyek dianalisa berdasarkan indeks performansi biaya dan waktu. Perhitungan didasarkan pada data biaya yang dianggarkan untuk pekerjaan yang direncanakan (Planned Value), biaya yang dianggarkan untuk pekerjaan yang telah dilaksanakan (Earned Value) dan biaya yang telah dikeluarkan (Actual Cost). Hasil analisa pada minggu ke-8 menunjukkan bahwa biaya yang dikeluarkan lebih rendah dari biaya yang dianggarkan atau waktu pelaksanaan tepat waktu dari jadwal rencana yang ditunjukkan dengan nilai CPI = 1.11 (CPI > 1). Hasil perhitungan Earned Value didapati bahwa perbandingan biaya proyek yang direncanakan dengan biaya yang dihasilkan dari perhitungan earned value ialah Rp138,440,300. Dimana dalam perencanaan biaya yang dianggarkan ialah Rp1,393,125,000. Sedangkan biaya yang didapat dari perhitungan earned value ialah Rp1,254,684,700. Dan didapatkan hasil bahwa proyek dapat diselesaikan dalam 8 minggu dengan dua buah jalur kritis. Kesimpulan dari Tugas Akhir ini adalah bahwa CPM dapat diterapkan untuk efisiensi penjadwalan pada Proyek Rumah Susun Rawa Buaya.
