Abstract
Development Project of Springwood Residence Apartments built by PT. PP (Persero), tbk has been delayed from the schedule that has been made, one of the causes is on the work of the structure of the floor plate, it is caused by the delay procurement of formwork materials and conventional plate work methods that require a long time. One way that can be taken to minimize the physical delay is by optimizing the cost and time for building elements that have a large cost and execution time is long enough element of the floor plate, one of the altenatifnya by changing the method of floor plate work of conventional methods into half slab plate method . This study aims to find out the comparison of the implementation of conventional plate method with precast half slab in terms of project cost and duration of work time. This research method uses qualitative research where data is taken from observation in field, discussion and related party interview on the project. The change of conventional plate formwork method to precast half slab plate has been according to the calculation of design change and got approval from the planner. The results showed that the cost required in the implementation of conventional plate method work is Rp.12.823.475.374,00, while using the method of precast half slab requires a fee of Rp. 10.700.528.278,00, with the result obtained that using half plate method costs Rp. 2.112.947.059,00 is cheaper than the cost of using conventional plate methods. In terms of time implementation of the work plate using conventional methods obtained 242 calendar days, while the results of the analysis of the timing floor execution time using the method of precast half slab obtained 198 calendar days. So the result of the reduction of the work execution time is 44 calendar days, or about 18% against the total time of conventional plate work. Keywords : floor plates, conventional plates, precast half slab, cost, time. Proyek Pembangunan Apartement Springwood Residence yang dibangun oleh Kontraktor PT. PP (persero), tbk telah mengalami keterlambatan dari schedule yang telah dibuat, salah satu penyebabnya adalah pada pekerjaan struktur pelat lantai, hal tersebut disebabkan karena keterlambatan pengadaan material bekisting dan metode pekerjaan pelat konvensional yang membutuhkan waktu yang lama. Salah satu cara yang dapat ditempuh untuk memperkecil keterlambatan fisik adalah dengan mengoptimasi biaya dan waktu untuk element bangunan yang mempunyai biaya besar dan waktu pelaksanaannya cukup lama yaitu element pelat lantai, salah satu altenatifnya dengan merubah metode pekerjaan pelat lantai dari metode konvensional menjadi metode pelat half slab. Penelitian ini bertujuan untuk mengetahui perbandingan pelaksanaan pekerjaan metode pelat konvensional dengan precast half slab ditinjau dari segi biaya proyek dan durasi waktu pekerjaan. Metode penelitian ini menggunakan penelitian kualitatif dimana data diambil dari pengamatan dilapangan, dikusi dan wawancara pihak terkait pada proyek tersebut. Perubahan metode bekisting pelat konvensional menjadi pelat precast half slab telah sesuai perhitungan perubahan design dan mendapat persetujuan dari pihak perencana. Hasil Penelitian menunjukan bahwa biaya yang dibutuhkan dalam pelaksanaan pekerjaan metode pelat konvensional yaitu sebesar Rp.12.823.475.347,00, sedangkan dengan menggunakan metode precast half slab membutuhkan biaya sebesar Rp. 10.700.528.278,00, dengan hasil tersebut diperoleh bahwa menggunakan metode pelat half membutuhkan biaya Rp. 2.122.947.059,00 lebih murah dibandingkan biaya penggunaan metode pelat konvensional. Dari segi waktu pelaksanaan pekerjaan pelat dengan menggunakan metode konvensional didapat 242 hari kalender, sedangkan hasil analisa waktu pelaksanaan pekerjaan pelat lantai dengan menggunakan metode precast half slab didapat 198 hari kalender. Sehingga hasil pengurangan waktu pelaksanaan pekerjaan adalah 44 hari kalender, atau sekitar 18% terhadap waktu total pelaksanaan pekerjaan pelat konvensional.
