Abstract

ABSTRACT The development of construction encouraged the planners and implementers construction services to always improve the quality and effectiveness of the construction. Currently best known for the term BIM (Building Information Modelling) that helps construction simulation. BIM is technology produces and manages all the information that was applied to the life cycle of the project. The life cycle of a construction project starts from planning. The estimated cost is an important part in a planning. Changes to the planning often occur on a construction. Changes can be due to several factors such as the price of building materials and the level of complexity of the work. This research was conducted to find out the performance of BIM on the planning process of construction with case studies of superblock AKR Gallery West. The methods used are observation and simulation. The observation is done for data collection related research while the simulation is done to calculate the range of accuracy of cost estimates based on its class as well as calculate the magnitudes of changes in planning. Simulation using software Revit 2016. Revit is one of software-based BIM. Research shows, at the level of 2% of the project that includes the estimated cost of the conceptual phase 5 class produces a range of accuracy -44.02%. Changes that occur on the façade of the Gallery West Office Tower led to cost reduction of  8 billion. Results of a study showing the BIM provides opportunities for perpetrators of construction services to obtain pertinent information on the level of estimated construction cost of the project is very minimal. Study results also showed the BIM provides convenience in doing a change. BIM modeling changes along with changes in costs. Saat ini mulai dikenal istilah BIM (Building Information Modelling) yang membantu simulasi konstruksi. BIM adalah teknologi memproduksi dan mengelola semua informasi yang diaplikasikan pada siklus hidup proyek. Siklus hidup proyek konstruksi dimulai dari perencanaan. Perkiraan biaya merupakan bagian penting dalam suatu perencanaan. Perubahan pada perencanaan sering terjadi pada sebuah konstruksi. Perubahan dapat disebabkan beberapa faktor seperti harga material bangunan dan tingkat kerumitan pekerjaan. Penelitian ini dilakukan untuk mengetahui kinerja BIM pada proses perencanaan konstruksi dengan studi kasus superblok AKR Gallery West. Metode yang digunakan adalah observasi dan simulasi. Observasi dilakukan untuk pengumpulan data terkait penelitian sedangkan simulasi dilakukan untuk menghitung kisaran akurasi perkiraan biaya berdasarkan kelasnya serta menghitung besaran perubahan perencanaan. Simulasi menggunakan software Revit 2016. Revit merupakan salah satu software berbasis BIM. Penelitian menunjukkan, pada level proyek 2% yang termasuk perkiraan biaya kelas 5 fase konseptual menghasilkan rentang akurasi sebesar -44.02%. Perubahan yang terjadi pada fasad Gallery West Office Tower menyebabkan pengurangan biaya sebesar  8 miliar. Hasil studi menunjukkan BIM memberikan peluang bagi pelaku jasa konstruksi untuk memperoleh informasi terkait perkiraan biaya konstruksi pada level proyek yang sangat minim. Hasil studi juga menunjukkan BIM memberikan kemudahan dalam melakukan sebuah perubahan. BIM melakukan perubahan permodelan bersamaan dengan perubahan biaya.
