Abstract

Pariwisata merupakan salah satu sumber pendapatan devisa negara yang sangat potensial baik di Indonesia, di sebagian kawasan Asia dan negara-negara lain di dunia. Sumber devisa yang potensial untuk Indonesia adalah sektor pertambangan akan menipis dan kemungkinan besar habis, sedangkan sektor pariwisata diharapkan akan terus berkembang menjadi salah satu andalan utama pendapatan devisa negara. Penelitian ini bertujuan untuk membahas bidang perhotelan sebagai salah satu sarana penunjang pariwisata, membandingkan dan menganalisa kinerja operasional dan kinerja keuangan Hotel Bisnis dan Hotel Resor. Obyek penelitian adalah Hotel Grand Hyatt Jakarta dan Hotel Grand Hyatt Bali.yang terletak di kawasan Nusa Dua Bali. Seperti hotel-hotel lain di Indonesia, kedua hotel tersebut mengalami pasang surut yang disebabkan oleh gejolak politik, ekonomi dan keamanan di Indonesia maupun diluar negeri. Alasan pemilihan kedua hotel, karena perusahaan induk yang menaungi keduanya adalah perusahaan-perusahaan yang terbuka (Tbk) atau go public, sehingga laporan keuangannya dapat diakses melalui internet. Alasan lainnya bahwa kedua hotel berbintang lima, dikelola oleh perusahaan manajemen yang sama yaitu Hyatt Corporation. Jadi dalam hal ini perbandingan dapat disebutkan “apple to apple”. Indikasi masalah, mengapa terdapat perbedaan, apakah perbedaannya signifikan, kinerja mana yang terbaik dari kedua hotel tersebut. Penelitian ini menggunakan metode deskriptif dengan pendekatan analisis kualitatif untuk menilai kinerja operasional, dan analisis kuantitatif untuk menilai kinerja keuangan. Untuk memperbandingkan kinerja operasional dan keuangan kedua tipe hotel digunakan analisis komparatif dimana variable-variabel untuk perbandingannya memakai istilah-istilah dan kriteria yang diambil dari Horwath Asia Pacific dan American Hotel and Motel Association. Hasil analisa dari indikator-indikator tersebut lebih cenderung memperlihatkan Hotel Bisnis lebih baik dibandingkan Hotel Resor. Berdasarkan total penjualan dan laba kotor juga memperlihatkan perbedaan yang nyata bahwa untuk kurun waktu 2003 sampai dengan 2006, Grand Hyatt Jakarta sebagai hotel bisnis lebih unggul dari pada Grand Hyatt Bali sebagai hotel resor.. Tourism is one of the prospective incomes at Indonesia, some parts of Asia and other countries in the world. Other potential income at Indonesia is mining, and the source of natural oil and gas will diminish soon, whereas the tourism sector will hopefully expand to be the main source of incomes for the country. This research aims for discussing the hotel industry as one of the tourism supporting facilities, comparing and analyzing operation and financial performances of business hotel and resort hotel. The research objects are Grand Hyatt Hotel Jakarta and Grand Hyatt Hotel Bali, located at Nusa Dua Bali. Like other hotels at Indonesia, both hotels have up and down caused by all the political, economic and security reasons at Indonesia and overseas. The Owning Companies of both hotels are the go public companies, therefore the financial reports can be accessed through the internet. Another reason is that both hotels are managed by the same corporation that is Hyatt Corporation. Therefore, the comparison will be “apple to apple”. Problem indicators, the significant differences, which performance is the best from both hotels will be thoroughly studied here. This research will use descriptive methods with a qualitative analysis approach towards operational performance and a quantitative analysis approach towards financial performance. To compare both performances above, a comparative analysis will be used where all the variables for the assessment use the terms and criteria taken from Horwath Asia Pacific and American Hotel and Motel Association. The results of the analysis from all the variables tend to reveal that the business hotel has a better performance than the resort hotel. Base on Revenue and Gross Operating Profit for the period 2003 up to 2006 also shows significant differences that Grand Hyatt Jakarta as a business hotel has better performance than Grand Hyatt Bali as a resort hotel.
