Abstract
Perkembangan Jakarta sebagai kawasan metropolitan dan pusat kegiatan ekonomi nasional mendorong dinamika kebutuhan hunian yang semakin kompleks, khususnya pada kelompok pekerja kelas menengah. Dalam konteks perkotaan modern, hunian tidak lagi dipahami semata sebagai kebutuhan fisik, melainkan sebagai bagian dari strategi hidup yang dipengaruhi oleh gaya hidup (lifestyle) dan kondisi struktural pekerjaan. Penelitian ini bertujuan untuk: (1) menganalisis pengaruh lifestyle dan karakteristik pekerja kelas menengah terhadap preferensi hunian sebagai perspektif terhadap hunian ideal (attitudinal preference), (2) mengidentifikasi pembentukan orientasi gaya hidup hunian (familisme, karirisme, dan konsumerisme), serta (3) menganalisis perbedaan pilihan hunian nyata (manifest preference) berdasarkan orientasi tersebut. Penelitian menggunakan pendekatan kuantitatif dengan metode survei melalui kuesioner tertutup terhadap 408 responden pekerja kelas menengah yang bekerja di Jakarta. Variabel independen meliputi lifestyle yang diukur melalui pendekatan Activities, Interests, and Opinions (AIO) serta karakteristik pekerja yang mencakup stabilitas kerja dan kapasitas finansial. Analisis dilakukan melalui uji validitas, uji reliabilitas, regresi linier berganda, statistik deskriptif, serta tabulasi silang dan uji Chi-Square. Hasil penelitian menunjukkan bahwa lifestyle dan karakteristik pekerja kelas menengah berpengaruh positif dan signifikan terhadap pembentukan preferensi hunian sebagai perspektif terhadap hunian ideal. Perspektif tersebut kemudian membentuk orientasi gaya hidup hunian yang berbeda, yaitu familisme, karirisme, dan konsumerisme. Perbedaan orientasi ini menghasilkan variasi pola pilihan hunian nyata, terutama pada atribut tipe hunian, lokasi, luas hunian, dan kisaran harga. Penelitian ini menyimpulkan bahwa keputusan hunian pekerja kelas menengah merupakan proses bertahap yang melibatkan interaksi antara faktor psikografis, struktural, dan segmentasi orientasi gaya hidup. The development of Jakarta as a metropolitan and national economic center has intensified the complexity of housing decisions, particularly among middleclass workers. In the context of modern urban life, housing is no longer perceived merely as a physical necessity, but as part of a broader life strategy shaped by lifestyle and struktural employment conditions. This study aims to: (1) analyze the influence of lifestyle and middle-class worker characteristics on housing preference as a perspective toward ideal housing (attitudinal preference), (2) identify the formation of housing lifestyle orientations (familism, careerism, and consumerism), and (3) examine differences in manifest housing choices based on these orientations. This research employs a quantitative survey method using structured questionnaires administered to 408 middle-class workers employed in Jakarta. Independent variables include lifestyle measured through the Activities, Interests, and Opinions (AIO) approach and worker characteristics related to job stability and financial capacity. Data were analyzed using validity and reliability testing, multiple linear regression, descriptive statistics, cross-tabulation, and ChiSquare tests. The findings indicate that lifestyle and struktural worker characteristics have a positive and significant influence on the formation of housing preference as an attitudinal perspective toward ideal housing. This perspective subsequently shapes distinct housing lifestyle orientations—familism, careerism, and consumerism—which lead to differentiated patterns of manifest housing choices, particularly in terms of housing type, location, size, and price range. The study concludes that housing decisions among middle-class workers represent a staged process involving the interaction of psychographic, struktural, and lifestyle segmentation factors.
