Abstract
Time delays remain a major issue in construction projects, particularly in structural works characterized by high complexity and strong interdependencies among activities. Conventional scheduling methods such as the S-curve and Gantt charts primarily present time relationships in two-dimensional formats without integrated spatial visualization, potentially leading to undetected sequencing conflicts during the planning stage. Therefore, this study aims to evaluate and compare time planning between conventional scheduling methods and the application of Building Information Modeling (BIM) 4D in the structural works of the Meruya Office Building Project in Jakarta. This research employs a quantitative method with a case study approach. The data utilized include structural Detailed Engineering Design (DED) drawings, the project’s S-curve schedule representing the conventional method, and a 3D BIM model developed using Autodesk Revit. The project schedule was subsequently integrated into the 3D model using Autodesk Navisworks Manage to generate a BIM 4D simulation. The results indicate that the total duration of structural works between the conventional method and BIM 4D remains unchanged, as both approaches use the same baseline schedule. However, BIM 4D provides significant advantages in spatial-temporal visualization, improved readability of construction sequences, and early detection of potential time and space conflicts. Therefore, BIM 4D can function as a more effective analytical and evaluative tool for time planning compared to conventional methods in improving time management performance in building construction projects. Keterlambatan waktu pelaksanaan masih menjadi permasalahan utama dalam proyek konstruksi, khususnya pada pekerjaan struktur yang memiliki kompleksitas tinggi serta ketergantungan antar aktivitas yang signifikan. Metode penjadwalan konvensional seperti Kurva S dan diagram Gantt umumnya hanya menampilkan hubungan waktu secara dua dimensi tanpa integrasi visual spasial, sehingga berpotensi menimbulkan konflik urutan pekerjaan yang tidak terdeteksi sejak tahap perencanaan. Oleh karena itu, penelitian ini bertujuan untuk mengevaluasi dan membandingkan perencanaan waktu antara metode konvensional dan penerapan Building Information Modeling (BIM) 4D pada pekerjaan struktur Proyek Gedung Meruya Office Jakarta. Penelitian ini menggunakan metode kuantitatif dengan pendekatan studi kasus. Data yang digunakan meliputi gambar Detailed Engineering Design (DED) struktur, jadwal rencana berbasis Kurva S sebagai representasi metode konvensional, serta model BIM 3D yang dikembangkan menggunakan Autodesk Revit. Selanjutnya, jadwal proyek diintegrasikan ke dalam model 3D menggunakan Autodesk Navisworks Manage untuk menghasilkan simulasi BIM 4D. Hasil penelitian menunjukkan bahwa durasi total pekerjaan struktur antara metode konvensional dan BIM 4D tidak mengalami perubahan signifikan karena jadwal yang digunakan sama. Namun, BIM 4D memberikan keunggulan dalam aspek visualisasi spasial-temporal, peningkatan keterbacaan urutan pekerjaan, serta kemampuan mendeteksi potensi konflik waktu dan ruang secara lebih dini. Dengan demikian, BIM 4D dapat berfungsi sebagai alat analisis dan evaluasi perencanaan waktu yang lebih efektif dibandingkan metode konvensional dalam meningkatkan kualitas manajemen waktu proyek konstruksi gedung.
