Abstract

Hotel renovation projects that remain operational involve a high level of complexity because construction activities must be carried out simultaneously with hotel operational activities. This condition potentially generates various risk factors that may affect labor productivity and project completion timeliness. This study aims to identify and classify risk factors that influence productivity and time performance in the Sari Pacific Jakarta Hotel Renovation Project, as well as to analyze the role of project risk management as a mediating variable. This research adopts a quantitative approach using the Structural Equation Modeling–Partial Least Square (SEM-PLS) method, with data processing conducted using SmartPLS software. Data were collected through questionnaires distributed to respondents directly involved in project implementation, including project managers, site supervisors, subcontractors, and consultants. Data analysis was performed through measurement model testing (outer model), structural model testing (inner model), and hypothesis testing to examine the relationships among variables. The results indicate that risk factors related to materials, labor, design and drawings, project location, equipment, contracts and documents, external factors, and financial aspects affect productivity and project completion time, although not all factors show statistically significant effects. The mediation test results reveal that project risk management has not yet played an optimal role as a mediating variable, indicating that its implementation remains administrative and reactive. After considering the mediating role of project risk management, financial risk emerges as the most dominant risk factor, followed by material and equipment risks. The findings of this study are expected to serve as a reference for construction industry practitioners in improving the systematic implementation of risk management to optimize productivity and time performance in operational building renovation projects. Keywords: optimization, project risk, renovation project, risk management, time performance, SEM-PLS Proyek renovasi hotel yang tetap beroperasi memiliki tingkat kompleksitas yang tinggi karena pelaksanaan pekerjaan konstruksi harus dilakukan secara bersamaan dengan aktivitas operasional hotel. Kondisi tersebut berpotensi menimbulkan berbagai faktor risiko yang dapat berdampak pada produktivitas tenaga kerja dan ketepatan waktu penyelesaian proyek. Penelitian ini bertujuan untuk mengidentifikasi dan mengelompokkan faktor-faktor risiko yang berpengaruh terhadap produktivitas dan ketepatan waktu pelaksanaan Proyek Renovasi Hotel Sari Pacific Jakarta, serta menganalisis peran manajemen risiko proyek sebagai variabel mediasi. Penelitian ini menggunakan pendekatan kuantitatif dengan metode Structural Equation Modeling–Partial Least Square (SEM-PLS), dengan pengolahan data menggunakan perangkat lunak SmartPLS. Data diperoleh melalui kuesioner yang disebarkan kepada responden yang terlibat langsung dalam pelaksanaan proyek, meliputi manajer proyek, pengawas lapangan, subkontraktor, dan konsultan. Analisis data dilakukan melalui pengujian model pengukuran (outer model), model struktural (inner model), serta uji hipotesis untuk mengetahui pengaruh antarvariabel. Hasil penelitian menunjukkan bahwa faktor risiko yang meliputi material, tenaga kerja, desain dan gambar kerja, lokasi proyek, peralatan, kontrak dan dokumen, faktor eksternal, serta keuangan berpengaruh terhadap produktivitas dan ketepatan waktu pelaksanaan proyek, meskipun tidak seluruh faktor menunjukkan pengaruh yang signifikan secara statistik. Hasil uji mediasi menunjukkan bahwa manajemen risiko proyek belum berperan secara optimal sebagai variabel mediasi, yang mengindikasikan bahwa penerapannya masih bersifat administratif dan reaktif. Setelah mempertimbangkan peran manajemen risiko proyek, faktor keuangan menjadi kelompok risiko yang paling dominan, diikuti oleh faktor material dan peralatan. Hasil penelitian ini diharapkan dapat menjadi acuan bagi pelaku industri konstruksi dalam meningkatkan penerapan manajemen risiko secara sistematis guna mengoptimalkan produktivitas dan ketepatan waktu pada proyek renovasi bangunan yang tetap beroperasi.
