Abstract
Designing Vertical Housing with a Communal Space Concept to Enhance Social Capital The high population density in East Jakarta necessitates the provision of vertical housing that not only fulfills physical needs but also considers the social aspects of its users. This research designs a Simple Owned Apartment (Rusunami) in Klender using a communal space concept approach as a means to enhance social capital among residents. The methods applied include field surveys, site condition analysis, observation of user activities in spaces, and literature review on communal spaces and social capital. The design outcomes focus on implementing communal spaces at various scales—ranging from interactive corridors, shared gardens, to community activity rooms—aiming to facilitate social interaction, foster a sense of ownership, and strengthen solidarity among residents. This design is expected to be a vertical housing alternative that is not only functionally viable but also capable of building strong social relationships within urban communities. Tingginya tingkat kepadatan penduduk di Jakarta Timur mendorong perlunya penyediaan hunian vertikal yang tidak hanya memenuhi kebutuhan fisik, tetapi juga memperhatikan aspek sosial penggunanya. Penelitian ini merancang Rumah Susun Sederhana Milik (Rusunami) di Klender dengan pendekatan konsep ruang komunal sebagai sarana untuk meningkatkan modal sosial antar penghuni. Metode yang diterapkan mencakup survei lapangan, analisis kondisi tapak, pengamatan terhadap aktivitas pengguna ruang, serta telaah pustaka mengenai ruang komunal dan modal sosial. Hasil perancangan menitikberatkan pada penerapan ruang komunal dalam berbagai skala—mulai dari koridor interaktif, taman bersama, hingga ruang aktivitas warga—yang bertujuan untuk memfasilitasi interaksi sosial, menumbuhkan rasa kepemilikan, serta mempererat solidaritas antarpenghuni. Rancangan ini diharapkan menjadi alternatif hunian vertikal yang tidak hanya layak secara fungsi, namun juga mampu membangun hubungan sosial yang kuat dalam kehidupan masyarakat perkotaan.
