Abstract

Dki Jakarta is one of the business cities in Indonesia. There is a lot of demand for space and marketing for office buildings in the Jakarta area. Because entrepreneurs or businesspeople need new space to open their new businesses or need larger land for business development. However, it can be seen that land in the Jakarta area is expensive due to regulations that have been set by the government according to its function, resulting in a lack of land that can be managed for development. These conditions gave rise to the development of vertical buildings in the form of SOHO apartments as a way to maximize space in limited land conditions. In the Simatupang area, South Jakarta, there is a trend that is currently developing, namely Soho (small office home office). Along with developments in development, it is possible for the private sector to get involved in this, which has resulted in the development of the city of Jakarta. With the many office buildings in the Simatupang area where the need for energy is quite large. In 2023, according to data from the DKI Jakarta provincial statistics center, the amount of power (kwh) in office buildings in the DKI Jakarta area will reach 257, 401, 874, at a rate of P 1,450 - 200 kVA and at a rate of P 2,200 kVA it will reach 1 139 ,206. 267 in 2022. Based on several factors above, it is necessary to apply the bioclimatic concept to buildings. Bioclimatic architecture is an approach that designs a building using energy-saving design methods that pay attention to the building's environmental climate, and provides solutions to the surrounding climate. This bioclimatic architectural approach can create a building that can adapting to the climate allows this building to reduce the energy consumption of the building. Dki Jakarta merupakan salah satu kota bisnis yang ada diindonesia.banyaknya permintaan kebutuhan ruang dan pemasaran Gedung perkatoran didaerah Jakarta.Karena para pengusaha atau pembisnis membutuhkan ruang baru untuk membuka bisnis baru mereka atau membutuhkan lahan yang lebih besar untuk perkembangan bisnisnya. Namun terlihat dari lahan didaerah Jakarta yang mahal yang disebabkan regulasi yang telah dtetapkan pemerintah menurut fungsi nya menyebabkan minimnya lahan yang dapat dikelola untuk pembangunan. Dari kondisi tersebut memunculkan perkembangan bangunan vertical berupa apartement SOHO sebagai salah satu cara untuk memaksimalkan ruang dalam kondisi lahan terbatas. pada Kawasan simatupang, Jakarta Selatan memiliki kecenderungan yang sedang berkembang saat ini adalah soho (small office home office). Seiring dengan perkembangan pembangunan yang memungkinkan pihak swasta ikut terjun didalam nya yang membuat perkembangan kota Jakarta.Dengan banyak nya Gedung kantor di daerah simatupang yang Dimana kebutuhan energi yang cukup besar. Pada tahun 2023 menurut data badan pusat statistik provinsi dki Jakarta jumlah daya (kwh) pada bangunan perkantoran didaerah dki jakarta mencapai 257. 401. 874 .pada tarif P 1 450 -200 kVA dan pada tarif P 2 200 kVA mecapai 1 139 .206. 267 pada tahun 2022. Dari beberapa factor diatas diperlukannya penerapan pada bangunan dengan konsep bioklimatik.Arsitektur bioklimatik merupakan sebuah pendekatan yang merancang sebuah bangunan dengan metode perancangan hemat energi yang memperhatikan iklim lingkungan bangunan tersebut,dan memberi Solusi pada iklim sekitar.pendekatan arsitektur bioklimatik ini dapat membuat sebuah bangunan yang dapat beradaptasi pada iklim yang membuat bangunan ini dapat mengurangi pemakaian energi yang ada dibangunan.
