Abstract

The world of construction in Indonesia is inseparable from the various problems that occur from planning to implementation of construction this results in additional or less work. The results of this research case study show that there has been an increase in the cost of changing the contract change order work on high-rise residential projects. As a result of the agreed and jointly signed work contract agreement, there has been an increase in costs of 10.32% of the initial contract costs for structures and architecture. This research aims to determine the factors that cause and influence the occurrence of a contract change order on cost performance, impact, prevention, and improvement in high-rise residential projects. The research method uses a survei method and the data is processed using SEM-PLS. The research results show that the simultaneous effect on cost performance in high-rise residential projects is 49.20%, while 50.36% is explained by other independent variabel that are not included in the research model. Data analysis using the Relative Importance Index (RII) influencing factors includes changes in the scope of work, changes in specifications, changes in desain by consultants, changes in site conditions, natural disasters or floods. Minimize the occurrence of contract change orders in high-rise residential projects. Keywords: Analysis of CCO, RII, impact influence, prevention, improvement Dunia konstruksi di indonesia tidak terlepas dari berbagai permasalahan yang terjadi mulai dari perencanaan sampai pelaksanaan konstruksi hal ini yang mengakibatkan adanya pekerjaan tambah atau kurang. Hasil studi kasus riset ini menunjukkan telah terjadi peningkatan biaya perubahan pekerjaan Contract Change Order pada proyek hunian bertingkat tinggi hasil kesepakatan perjanjian kontrak kerja yang sudah disepakati dan ditandatangani bersama telah terjadi peningkatan biaya sebesar 10,32% terhadap biaya kontrak awal struktur dan arsitektur. Riset ini bertujuan untuk mengetahui faktor – faktor penyebab dan pengaruh terjadinya Contract Change Order terhadap kinerja biaya, pengaruh dampak, pencegahan dan perbaikan pada proyek hunian bertingkat tinggi. Metode riset menggunakan metode survei dan data diolah dengan meggunakan SEM-PLS. Hasil riset menunjukkan pengaruh simultan terhadap kinerja biaya pada proyek hunian bertingkat tinggi sebesar 49,20% sedangkan 50,36% dijelaskan oleh variabel bebas lain yang tidak disertakan dalam model penelitian. Analisis data menggunakan Relative Importance Index (RII) faktor yang berpengaruh di antaranya perubahan lingkup pekerjaan, perubahan spesifikasi, perubahan desain oleh konsultan, perubahan kondisi site, terjadinya bencana alam atau banjir. Meminimalisir terjadinya Contract Change Order pada proyek hunian bertingkat tinggi. Kata Kunci: Analisis CCO, RII, pengaruh dampak, pencegahan, perbaikan
