Abstract
One of the risks of multi-year contract projects is changes in the prices of materials, wages and heavy equipment, so the government issues regulations to enforce price adjustments or what is known as escalation on construction projects. Escalation is an adjustment of the unit price of contract components which includes labor, construction materials, energy and equipment to the contract value at the time of bidding. Price adjustments on multi-year projects are due to fluctuations in the country's economy which cause changes in the unit prices of work components during project implementation. The result of this research is the conclusion that the price adjustment calculation results are 4,101% of the value of the work before the price adjustment. Price adjustments are dominated by Screw Reinforcement Iron work and Concrete Iron commodities. The influencing factors are the increase in material prices, delays in material supply due to the Covid-19 pandemic and the influence of the large quantity portion in the contract BOQ. Keyword : Price Adjustment, Multy Years, Fluctuation, Factors Affecting of Price Adjustment Salah satu resiko dari proyek kontrak multi years adalah perubahan harga material, upah, dan alat berat sehingga pemerintah mengeluarkan peraturan agar diberlakukan penyesuaian harga atau disebut dengan eskalasi pada proyek konstruksi. Eskalasi adalah penyesuaian harga satuan komponen kontrak yang meliputi tenaga kerja, bahan konstruksi, energi dan peralatan terhadap nilai kontrak saat penawaran. Penyesuaian harga pada proyek multi years disebabkan adanya fluktuasi ekonomi negara yang menyebabkan perubahaan harga satuan komponen pekerjaan saat pelaksanaan proyek. Hasil dari penelitian ini adalah dengan diperolehnya kesimpulan bahwa hasil perhitungan penyesuaian harga didapat sebesar 4.101% terhadap nilai pekerjaan sebelum penyesuaian harga. Penyesuaian harga didominasi oleh pekerjaan Besi Tulangan Ulir dan komoditas Besi Beton. Faktor-fator yang mempengaruhi adalah kenaikan harga material, keterlambatan supply material akibat pendemi Covid-19 serta dipengaruhi porsi quantity yang besar dalam BOQ kontrak.
