Abstract

The old city area is the forerunner to the formation of the City of Batavia or Jakarta. This area is an example of a colonial city typology that can be seen from the remaining artifacts and the spatial structure of the city. Along with the times, the historical value in this area is increasingly threatened due to the development of the city as a whole which is not well planned. Maintenance and rejuvenation efforts have been carried out by the government and the private sector. However, there are still several points that have not been fully revitalized. There are buildings that have not been rejuvenated. The former Dutch East Indies office building has a solid façade and is located on Jalan Kunir which is the main road to the Kota Tua area. This environment is included in the first class cultural heritage environment which should follow the established Old City Guide Lines. Thus the planning of hotels, offices and retail in cultural heritage areas with an associative approach will be aligned with the efforts that should be made. keywords: Revitalitation, Jakarta Old City, Hotel, Adaptive. Kawasan kota tua merupakan cikal bakal terbentuk nya Kota Batavia atau Jakarta. Kawasan ini merupakan contoh tipologi kota kolonial yang dapatdilihat dari sisa artefak yang ada dan struktur ruang kotanya. Seiring perkembangan zaman,nilai sejarah di kawasan ini semakin terancam akibat perkembangan kota secarakeseluruhan yang tak terencana dengan baik. Upaya pemeliharaan dan peremajaan telah dilakukan oleh pemerintah dan pihak swasta. Namun masih terdapat beberapa titik yang belum dilakukan revitalisasi dengan maksimal. Terdapat bangunan yang belum diremajakan kembali. Bangunan bekas kantor Hindia Belanda tersebut memiliki fasade yang kokoh dan berada di Jalan Kunir yang mana merupakan jalan utama menuju Kawasan Kota Tua. Lingkungan ini masuk ke dalam lingkungan cagar budaya golongan I yang seharusnya mengikuti Guide Lines Kota Tua yang telah ditetapkan. Dengan demikian Perencanaan Hotel, Perkantoran, Dan Retail Dalam Kawasan Cagar Budaya Dengan Pendekatan Asosiatif akan selaras dengan upaya yang harusnya dilakukan.
