Abstract

Construction project success is usually measured in terms of cost efficiency and time. Especially for building construction, time efficiency is very important, considering the delay in a job will have a direct impact on other jobs and this will definitely have an impact on project costs. wall finishing work in some projects is one of the delay factors. Based on this, the researcher is interested in conducting research on the work of finishing walls, the Apartment Silk Town Tower Tanggerang Project is planned to finish using a plaster method and stick on wall method which is an innovation in wall finishing work which is believed to have a faster processing time than conventional methods. This study uses a qualitative method. Qualitative research is research on descriptive research that tends to use analysis. For job analysis methods using the Cyclic Operation Network (CYCLONE) method. The study was conducted by collecting data according to the conditions in the field, data was taken from field technical data, field observations, interviews and discussions with relevant parties on the project. This study aims to compare the work of finishing walls in terms of productivity, cost and time in the Apartment Silk Town Tower Tanggerang project in 2018. The results of the study show that the work cost of finishing with plaster per square meter is Rp65,500.00 and the overall cost is the volume of 3972.06 m² is Rp260,169,930.00. Whereas with stick on wall per square meter is Rp81,600.00 and the overall cost with a volume of 3972.06 m² is Rp324,120,096.00. In terms of the time needed for plaster work based on the implementation time is 12 working days, while the time needed for stick on wall work is 5 working days. So it can be concluded that the price of plaster work is cheaper than stick on wall work, but in terms of stick on wall time the execution time is faster than plaster work. Keywords: CYCLONE, Gypsum, Finishing, Stick On Wall. Kesuksesan proyek konstruksi biasanya diukur dalam hal efisiensi biaya dan waktu. Khususnya untuk konstruksi gedung, efisiensi waktu sangat penting, mengingat keterlambatan sebuah pekerjaan akan berdampak langsung terhadap pekerjaan lainya dan hal ini pasti akan berdampak pada biaya proyek. pekerjaan finishing dinding dibeberapa proyek menjadi salah satu faktor keterlambatan. Berdasarkan hal tersebut peneliti tertarik melakukan penelitian terhadap pekerjaan finishing dinding, Proyek Apartement Silk Town Tower Tanggerang direncanakan finishing dindingnya menggunakan metode plester aci dan metode stick on wall yang merupakan sebuah inovasi pekerjaan finishing dinding yang diyakini mempunyai waktu pengerjaan yang lebih cepat dari metode konvensional. Penelitian ini menggunakan metode kualitatif. Penelitian kualitatif adalah penelitian tentang riset yang bersifat deskriptif cenderung menggunakan analisis. Untuk metode analisis pekerjaan menggunakan metode Cyclic Operation Network (CYCLONE). Penelitian dilakukan dengan menggumpulkan data sesuai keadaan di lapangan, data diambil dari data teknis lapangan, pengamatan lapangan, wawancara serta diskusi dengan pihak terkait pada proyek tersebut. Penelitian ini bertujuan untuk mengetahui perbandingan pekerjaan finishing dinding dari segi produktivitas, biaya dan waktu pada proyek Apartement Silk Town Tower Tanggerang pada tahun 2018. Hasil dari penelitian menunjukan bahwa biaya pekerjaan dari finishing dengan plester aci per meter persegi adalah Rp65.500,00 dan biaya keseluruhan dengan volume 3972,06 m² adalah Rp260.169.930,00. Sedangkan dengan stick on wall per meter persegi adalah Rp81.600,00 dan biaya keseluruhan dengan volume 3972,06 m² adalah Rp324.120.096,00. Ditinjau dari segi waktu yang dibutuhkan untuk pekerjaan plester aci berdasarkan waktu pelaksanaan adalah 12 hari kerja, sedangkan waktu yang dibutuhkan untuk pekerjaan stick on wall adalah 5 hari kerja. Jadi dapat disimpulkan bahwa harga dari pekerjaan plester aci lebih murah dibandingkan pekerjaan stick on wall tetapi dari segi waktu stick on wall lebih cepat waktu pelaksanaanya dibandingkan dengan pekerjaan plester aci.
