Abstract

Jakarta is one of the first populous cities in Indonesia, because Jakarta is the country's administrative center as well as a metropolitan city. The need for houses in the city of Jakarta has increased, the population is large so the government is trying to meet the needs for housing in the middle of the city which has constraints such as limited land. Flats are multi-storey buildings built in an environment which are divided into sections that are functionally structured, both in level and vertical directions which can be owned and used separately, especially in dwellings equipped with mass sections, shared objects and shared land. For urban areas, flats are more suitable because they can save land, provide access to the development of communal spaces and green open spaces (RTH). The design of this flat uses an inclusive design approach where the results of this design can be used by everyone of age, gender, ability and condition by removing obstacles in social terms. Flats that are livable and can accommodate the community, especially for low-income people, and everyone by demonstrating the needs to accommodate residents in the New Normal era. In an effort to improve the quality of life of residents according to the characteristics of users and their habits Keywords: Flats, Inclusive Design Jakarta merupakan salah kota terpadapat pertama di Indonesia, karena Jakarta merupakan pusat admistrasi negara sekaligus kota metropolitan. Kebutuhan rumah di Kota Jakarta mengalami peningkatan, populasi penduduk yang besar sehingga pemerintah berupaya untuk memenuhi kebutuhan hunian di tengah kota yang memiliki kendala seperti keterbatasan lahan. Rumah Susun merupakan bangunan bertingkat yang dibangun dalam suatu lingkungan yang terbagi dalam bagian yang distrukturkan secara fungsional, baik dalam arah level dan vertical yang dapat memiliki dan digunakan terpisah terutama pada hunian yang dilengkapi bagian bermasa, benda bersama dan tanah bersama.Pemerintah membuat program rusunawa yang ditujakan untuk menaikkan kesejahteraan dan mengurangi kekumuhan kota sehingga bisa membuat hunian maupun lingkungan layak. Untuk diperkotaan sendiri rusun lebih sesuai karena bisa menghemat lahan, memberi akses untuk pengembangan ruang komunal dan ruang terbuka hijau (RTH). Perancangan Rumah susun ini menggunakan pendekatan Inklusif Design dimana hasil perancangan ini dapat dipergunakan semua orang dari umur, gender, kemampuan dan keadaan dengan menghilangkan hambtan dalam hal sosial.Rumah susun yang layak huni serta dapat menampung masyarakat khususnya bagi MBR, dan semua orang dengan memperlihatkan kebutuhan-kebutuhan untuk mengakomodir para penghuni di masa New Normal. Dalam upaya meningkatkan kualitas kehidupan penghuni yang sesaui dengan karakteristik pengguna serta kebiasaannya Kata kunci : Rumah susun, Inklusif Design
