Abstract

One of the increasing population in big cities is DKI Jakarta which has an impact on limited land and increases in land prices. This condition encourages people to build illegal settlements on land that are not in accordance with their designation. One alternative to solve this problem is to build vertical housing in the form of flats that are integrated with the modern market to meet people's needs for housing that can be reached by low-income people and to meet the demands of a lifestyle. This apartment has a simple flat design concept with an emphasis on the basic concept of Environment Living, which is being able to communicate with humans and the environment. Architecturally, that is to provide physical development facilities such as sports fields. Social living accommodates the activities of its residents comfortably and pleasantly, such as a communal space that can be used together. Economic living is one that emphasizes the quality of users in relation to the economic sector, namely by renting out stalls to flat unit owners and utilizing roof gardens to increase the income of flat unit owners. Then finally Sustainable living, namely the application of energy-efficient architecture, in terms of energy efficiency. Key Word : Co-Housing, Residential, Modern Markets, Sustainable Architecture. Peningkatan jumlah penduduk di kota besar salah satunya adalah DKI Jakarta yang berdampak pada keterbatasan lahan dan meningkatnya harga tanah. Kondisi ini mendorong masyarakat untuk membangun pemukiman liar dilahan yang tidak sesuai dengan peruntukkannya. Salah satu alternatif untuk memecahkan masalah ini adalah dengan membangun hunian vertikal berupa rumah susun yang terintegrasi dengan pasar modern untuk memenuhi kebutuhan masyarakat akan hunian yang dapat terjangkau oleh masyarakat berpenghasilan rendah dan untuk memenuhi tuntutan pola hidup. Rumah susun ini memiliki konsep dasain perancangan rumah susun sederhana milik dengan penekanan konsep dasar Environment Living yaitu mampu berkomunikasi dengan manusia dan lingkungan. Secara arsitektural yaitu memberikan fasilitas bina raga seperti lapangan olahraga. Social living mewadahi aktivitas penghuninya dengan nyaman dan menyenangkan seperti adanya ruang komunal yang dapat digunakan bersama-sama. Economic living salah satu yang menekankan pada kualitas pengguna dalam kaitannya di bidang ekonomi yaitu dengan cara menyewakan lapak kepada pemilik unit rusun dan memanfaatkan roof garden untuk menambah penghasilan pemilik unit rusun. Lalu terakhir Sustainable living yaitu penerapan arsitektur hemat energi, dalam efisiensi penggunaan energi. Kata Kunci : Rumah Susun, Hunian, Pasar Modern, Sustainable Architecture
