Abstract
Jakarta with a population density, as well as various activities and needs of its population carried out at various points in the city area. The intensity of population movement from one place to another to make ends meet or do their needs and activities is very high, with the majority of residents using private motorized vehicles. This certainly triggers congestion and density of vehicles, which actually hinders various activities themselves. In case to respond to this phenomenon, the government issued several solutions, and moved to do infrastructure development, especially for public transportation facilities, including the MRT and LRT. Specifically for LRT planning, it is divided into two routes, namely Jakarta LRT and Jabodetabek LRT. In its planning strategy, it is hoped that the Jabodetabek LRT can accommodate the activities or activities of residents from areas around the city of Jakarta. To support and maximize public transportation planning, the idea of transit-oriented area development (TOD) emerged. TOD means integrating urban space design to bring people, activities, buildings and public spaces together through easy connectivity on foot and by cycling and close to excellent public transportation services throughout the city. In this case, the design of Cibubur Hotel & MICE must be made in such a way that it can accommodate transit activities, such as maximizing access for pedestrians, users of public transportation, active open spaces, and connections between buildings. Keywords: Public Transportation, LRT, TOD, Integration, Hotel, MICE Jakarta dengan kepadatan jumlah penduduk, serta berbagai aktifitas dan kebutuhan penduduknya dilakukan di berbagai titik di kawasan kota. Intensitas perpindahan penduduk dari satu tempat ke tempat lainnya untuk mencukupi atau melakukan kebutuhan serta aktifitasnya sangatlah tinggi, dengan mayoritas penduduk menggunakan kendaraan bermotor pribadi. Hal tersebut tentunya memicu terjadinya kemacetan serta kepadatan kendaraan, yang justru menghambat berbagai kegiatan itu sendiri. Dalam menanggapi fenomena tersebut, pemerintah mengeluarkan beberapa solusi, dan bergerak dengan melakukan pembangunan infrastruktur terutama untuk sarana transportasi publik, diantaranya adalah MRT dan LRT. Khusus untuk perencanaan LRT, dibagi menjadi dua rute yaitu LRT Jakarta, dan LRT Jabodetabek. Dalam strategi perencanaanya, diharapkan LRT Jabodetabek ini dapat mengakomodir kegiatan atau aktifitas penduduk yang berasal dari kawasan disekitar kota Jakarta. Untuk mendukung dan memaksimalkan perencanaan transportasi public tersebut, muncul lah ide perencanaan kawasan berorientasi transit atau transit oriented development (TOD). TOD berarti mengintegrasikan desain ruang kota untuk menyatukan orang, kegiatan, bangunan, dan ruang publik melalui konektifitas yang mudah dengan berjalan kaki dan bersepeda serta dekat dengan pelayanan angkutan umum yang sangat baik ke seluruh kota. Dalam hal ini, perancangan Hotel & MICE Cibubur harus dibuat sedemikian rupa sehingga dapat mewadahi kegiatan transit, seperti memaksimalkan akses untuk pejalan kaki, pengguna transportasi public, ruang terbuka yang aktif, serta koneksi antar bangunan.
