Abstract

Jakarta is a major city that is the center of economic activity in Indonesia. Major capital cities such as Jakarta have in recent years experienced high population growth, driving the rapid development of the city. This assumption is one of the factors that makes Jakarta a densely populated city and raises various problems that must be faced in this capital. To solve one of the problems that exists today, a city planning model is needed that can solve various urban problems integratedly. City-focused development, such as infrastructure, social facilities and public facilities, encourages industrial and trade developments that impact urban economic growth. In addition to the increasing housing needs of transportation problems is also getting more complicated, congestion occurs almost every day. One of the strategies in the problem is to build flats for underse communities. Cakung area is a densely populated industrial area, in this area there are many residents whose residences are less viable due to the increasingly depleted land due to the increasing population. With the selection of the function of flats as a residence that carries the theme of Green Building. When looking at the main function of flats is a residence supported by facilities and infrastructure to meet the needs of people living in flats and living around flats. Keywords: Houses, Flats, Jakarta Jakarta merupakan kota besar yang menjadi pusat aktivitas perekonomian di Indonesia. Ibu Kota besar seperti Jakarta dalam beberapa tahun terakhir mengalami pertumbuhan penduduk yang tinggi sehingga mendorong perkembangan kota dengan pesat. Anggapan ini menjadi salah satu faktor yang membuat Jakarta menjadi kota yang padat penduduk dan memunculkan berbagai masalah yang harus dihadapi di ibukota ini. Untuk mengatasi salah satu permasalahan yang ada saat ini diperlukan model perencanaan kota yang dapat mengatasi berbagai persoalan perkotaan secara terintegrasi. Pembangunan yang berfokus ke kota, seperti infrastruktur, fasilitas sosial dan fasilitas umum mendorong perkembangan industri dan perdagangan yang berdampak pada pertumbuhan ekonomi perkotaan. Selain kebutuhan hunian yang semakin meningkat masalah transportasi juga semakin rumit, kemacetan terjadi hampir setiap hari. Salah satu strategi dalam permasalahan tersebut adalah dengan membangun rumah susun untuk masyarakat yang kurang mampu. Kawasan Cakung merupakan kawasan perindustrian yang padat penduduk, pada kawasan ini banyak sekali warga-warga yang tempat tinggalnya kurang layak dikarenakan lahan yang semakin habis karena penduduk meningkat. Dengan pemilihan fungsi rumah susun sebagai tempat tinggal yang mengusung tema Green Building. Bila melihat fungsi utama rumah susun adalah tempat tinggal yang didukung sarana dan prasarana untuk memenuhi kebutuhan masyarakat yang tinggal di rumah susun maupun yang tinggal di sekitar rumah susun.
