Abstract

High Rise Building will continue to grow and office buildings will increase by 38%. Implementation of design and build projects can streamline project time and costs, but its implementation encounters many obstacles due to the use of advanced technology, and big risks. In order to make the construction time more efficient, the Time Cost Trade Off method with Dynamic System integration is used. The relationship between variables is tested using Structural Equation Model-Partial Least Square Analysis (SEM-PLS). The results of this study the method of applying the Time Cost Trade Off and System Dynamics to high-rise office building design projects have a positive effect and the most influential factors are Explanation of Dynamic System Models, Dynamic System Modeling, Job Competency, Work Duration Acceleration, Resource Maintenance, Defining Problems, Determining Problem Limitation, Inefficient Use of Technology, Understanding the End Result, and Signing the Agreement. The application of a typical study begins with an analysis of the project schedule followed by System Dynamic (SD) modeling with the Time Cost Trade Off reference theory and ends with a scenario of accelerating project activities, with a Schedule Performance Index (SPI) obtained of 40.6% and a cost efficiency of 4, 80%. Penerapan Design and build pada pekerjaan konstruksi dapat meningkatkan kinerja waktu dan biaya proyek, namun penerapannya banyak mengalami masalah dalam segi design dan pelaksanaan, karena masa perencanaan, pelaksanaan, dan pengawasan dapat dilakukan secara terintegrasi dengan memperhatikan besaran pekerjaan atau biaya, penggunaan teknologi canggih, serta risiko besar. Sehingga dalam mengefesienkan permasalahan waktu konstruksi digunakan metode Time Cost Trade Off dengan intregrasi Sistem Dinamik, hubungan antara variabel diuji dengan analisa Structural Equation Model- Partial Least Square (SEM-PLS). Hasil dari penelitian ini penerapan metode Time Cost Trade Off dan Sistem Dinamik pada proyek design and build gedung kantor bertingkat tinggi berpengaruh positif dan di dapatkan faktor-faktor yang paling berpengaruh adalah Penjelasan Model Sistem Dinamik, Pembuatan Model Sistem Dinamik, Kopentensi Pekerjaan, Percepatan Durasi Pekerjaan, Penentuan Sumber Daya, Mendefinisikan permasalahan, Menentukan batasan Masalah, Penggunaan Teknologi Tidak Efisien, Pemahaman Hasil Akir, dan Perjanjian Kontrak. Penerapan studi khasus diawali dengan analisa jadwal proyek dilanjutkan dengan pemodelan System Dynamic (SD) dengan acuan teori Time Cost Trade Off dan diakhiri dengan skenario hubungan antara akselerasi aktifitas proyek, dengan Schedule Performance Index (SPI) didapat 40,6% dan efesiensi biaya 4,80%.
