Abstract

The construction industry is one of the most dynamic and high-risk business sectors. one of these risks is not achieving quality performance. In the ABC building project, it was found that the owner was not satisfied with the quality performance of contractor X, so it was decided to replace contractor X with another contractor. The existence of factors that affect quality performance is important to know so that quality performance can be achieved, these factors are X1: Human resource factors, X2: Material factors, X3: Management factors, X4: Equipment factors, and X5: Planning/design factors. This study uses a quantitative descriptive method in which the research data is processed using the SPSS program. Based on data analysis, the equation Y1 = -4.733 + 0.107X1 + 0.303X2 + 0.155X3 + 0.254X4 +0.170X5 is obtained. where the most dominant factor is the material factor with a constant value of 0.303. The relationship between quality performance and the basis for taking over decisions is carried out by simple linear regression analysis. Based on the data analysis, the equation Y2 = 4.586 + 0.632Y1 is obtained. The considerations in deciding to take over a high-rise building project related to quality performance are the existence of test results documents, findings of non-conformance / product defects from the results of a joint checklist, and the results of an independent consultant's assessment of the quality of existing work. Industri konstruksi adalah salah satu bidang usaha yang paling dinamis dan berisiko tinggi. salah satu risiko tersebut adalah tidak tercapainya kinerja mutu. Pada proyek gedung ABC, ditemukan bahwa owner tidak puas dengan kinerja mutu kontraktor X, sehingga diputuskan untuk mengganti kontraktor X dengan kontraktor lain. Adanya faktor yang mempengaruhi kinerja mutu menjadi penting untuk diketahui agar kinerja mutu dapat tercapai, faktor tersebut adalah X1 : Faktor sumber daya manusia, X2 : Faktor material, X3 : Faktor manajemen, X4: Faktor peralatan, X5 : Faktor perencanaan / design. Penelitian ini menggunakan metode deskriptif kuantitatif dimana data penelitian diolah dengan program SPSS. Berdasarkan analisis data diperoleh persamaan Y1 = -4,733 + 0,107X1 + 0,303X2 + 0,155X3 + 0,254X4 +0,170X5. dimana faktor paling dominan adalah faktor material dengan nilai konstanta sebesar 0,303. Hubungan antara kinerja mutu dengan dasar pengambilan keputusan take over dilakukan dengan analisis regresi linier sederhana. Berdasarkan analisis data diperoleh persamaan Y2 = 4,586 + 0,632Y1. Adapun pertimbangan dalam pengambilan keputusan take over proyek gedung tinggi terkait dengan kinerja mutu adalah adanya dokumen hasil pengetesan, Temuan ketidaksesuaian / cacat produk dari hasil checklist bersama, hasil assessment konsultan independent pada kualitas pekerjaan eksisting.
