Abstract
As a result of design failure in pile foundation work, it has resulted in an increase in the number of pile points, initially as many as 60 pile points but in line with redesign the total pile foundation points became 98 pile points. As a result, a variation order arises wich results in an added cost of 50% from the initial contract for the pile foundation. Based on this, it is necessary to evaluate the construction costs. Cost Saving Method is a method that analyzes the problem of a project which aims to determine the amount of total cost savings obtained after the application of value engineering. Furthermore, the data obtained will be researched by conducting the information stage, creative stage and analysis stage with the help of Analysys Hierarchy Process software. Based on the results of data analysis that has benn carried out, value engineering is obtained from arcitectural work items where the cost saving value ±12% of the initial contract value. Key Word : Construction Costs, Order Variation, Cost Savings, Value Engineering, Hierarchy Process Analysis Akibat adanya kegagalan design pada pekerjaan pondasi tiang pancang, menimbulkan penambahan jumlah titik pancang, awalnya sebanyak 60 titik pancang namun sejalan dengan adanya perubahan design maka total titik pondasi tiang pancang menjadi 98 titik tiang pancang. Sehingga timbul variation order yang menyebabkan terjadinya biaya tambah sebesar 50% dari kontrak awal untuk pondasi tiang pancang. Berdasarkan hal tersebut maka diperlukan evaluasi terhadap biaya konstruksi. Metode Penghematan Biaya adalah suatu metode yang menganalisa masalah suatu proyek yang bertujuan untuk mengetahui besarnya total penghematan biaya yang diperoleh setelah penerapan rekayasa nilai. Selanjutnya data yang diperoleh akan dilakukan penelitian dengan melakukan tahap informasi, tahap kreatif dan tahap analisa dengan dibantu oleh software Analisys Hierarchy Process. Berdasarkan hasil analisis data yang telah dilakukan, value engineering diperoleh dari item pekerjaan arsitektur dimana nilai penghematan biaya adalah sebesar ±12 % dari nilai kontrak awal.
