Abstract

Of the total 5.9 million existing buildings, the Office occupies the 2nd position of the most types of buildings with 16% of the Total Total. The least used aspect of BIM (Building Information Modeling) is the ability to obtain building energy models using the 6D BIM methodology. This digital information model is to simulate building energy and improve building energy systems. In this way, 6D BIM simulation allows us to make building design and operational decisions. In the case of increased energy, which leads to greater quality and comfort in the sustainable use of buildings. This issue has a special relationship in public buildings. Once the building's energy model is prepared, it will study and identify possible ones to improve energy efficiency, as well as analyze the incorporation of other, more efficient forms of renewable energy such as the use of natural light. From this research, "10 factors that affect cost performance in Office Building Projects" Maintenance costs, Use of Photovoltaic Solar Panel Materia, Model Obyetifiability, Office Equipment (TV, Computer, Printer etc.), Use of refrigen without ODP, Use of Elevators, Initial cost of retrofit, Materia Façade, Environmentally friendly materials. The application of the 6D BIM and LCCA methods is able to improve cost performance on high-rise office building projects with energy efficiency with an insight of 360, 41.43% with a return on 3 years 11 months 5 days by obtaining the benefits of being an environmentally friendly and sustainable office building. Keyword: Building Information Modelling; BIM 6D; Life Cycle Cost Analysis; Cost Performance, High Rise Building Dari total 5,9 juta bangunan yang ada, Kantor menempati posisi ke-2 dari jenis bangunan terbanyak dengan 16% dari Total Keseluruhan. Aspek BIM (Building Information Modeling) yang paling jarang digunakan adalah kemampuan memperoleh model energi bangunan dengan metodologi BIM 6D. Model informasi digital ini dapat mensimulasikan energi bangunan dan meningkatkan sistem energi bangunan. Dengan cara ini, simulasi BIM 6D memungkinkan untuk membuat desain bangunan dan keputusan operasional. Dalam peningkatan energi mengarah pada kualitas dan kenyamanan yang lebih besar dalam penggunaan bangunan yang berkelanjutan. Masalah ini memiliki hubungan khusus pada gedung perkantoran. Setelah model energi bangunan disiapkan, maka dapat dipelajari dan diidentifikasi dapat meningkatkan efisiensi energi, menganalisis penggabungan bentuk energi terbarukan yang lebih efisien seperti penggunaan cahaya alami. Dari penelitian ini, "10 faktor yang mempengaruhi kinerja biaya dalam Proyek Gedung Perkantoran" Biaya pemeliharaan, Penggunaan Material Panel Surya Fotovoltaik, Obyektifitas Model, Peralatan Kantor (TV, Komputer, Printer dll), Penggunaan refrigen tanpa ODP, Penggunaan Lift, Biaya Setelah LCCA, Material Fasad, Bahan ramah lingkungan. Penerapan metode BIM 6D dan LCCA dapat meningkatkan kinerja biaya proyek gedung perkantoran bertingkat tinggi dengan efisiensi energi Insight 360, 41,43% dengan pengembalian 3 tahun 11 bulan 5 hari dapat memperoleh manfaat menjadi gedung perkantoran yang ramah lingkungan dan berkelanjutan.
