Abstract
Work time, as well as the costs incurred from each development process are always the main things that are considered by the developer or project owner in starting a development plan. For this reason, an innovation is needed to develop building material technology and work systems, which can help with time and cost efficiency in the development process. In this study, the authors will analyze the comparison of time and cost of using a precast façade wall construction system when compared with conventional systems. In this research, the case study that will be discussed is the 2nd floor to the 11th floor of the Emerald Bintaro Apartment Project, in South Tangerang. Cost and time analysis uses the basis of calculation of the coefficient of labor and materials based on data obtained from the Emerald Bintaro Apartment project and previous research literature. Based on the results of the analysis of the implementation time, for precast wall installation work takes 15 weeks (83 days) and conventional walls take 21 weeks (126 days). The time difference between the installation of the wall and the conventional light brick wall precast is obtained for 6 weeks (43 days). While in terms of price the total cost of the precast wall is Rp. 2,357,204,202.84 while the total cost of conventional walls (light brick) is Rp1,776,290,358.67. A difference of Rp580,913,844.17 or a percentage of 25%. When viewed from the Emerald Bintaro Apartment project master schedule (attached), the work of the façade wall is a critical path and if late is very influential with other work, so the more optimal façade wall construction method is to use precast walls. Waktu pengerjaan, serta biaya yang dikeluarkan dari setiap proses pembangunan selalu menjadi hal utama yang diperhatikan oleh pihak pengembang atau pemilik proyek dalam memulai suatu rencana pembangunan. Untuk itu, diperlukan suatu inovasi untuk mengembangkan teknologi bahan bangunan dan sistem pekerjaan , yang dapat membantu efisiensi waktu dan biaya dalam suatu proses pembangunan. Dalam penelitian ini, penulis akan menganalisis perbandingan waktu dan biaya penggunaan sistem konstruksi dinding façade precast jika dibandingkan dengan sistem konvensional. Dalam penelitian ini, studi kasus yang akan dibahas adalah lantai 2 sampai dengan lantai 11 Proyek Apartemen Emerald Bintaro, di Tangerang Selatan. Analisis biaya dan waktu menggunakan dasar perhitungan dari koefisien tenaga kerja dan bahan material berdasarkan data yang didapat dari proyek Apartemen Emerald Bintaro dan literatur-literatur penelitian terdahulu. Berdasarkan hasil analisis waktu pelaksanaan, untuk pekerjaan pemasangan dinding precast membutuhkan waktu 15 minggu (83 hari) dan dinding konvensional membutuhkan waktu 21 minggu (126 hari). Diperoleh selisih waktu pelaksanaan pemasangan antara dinding dengan precast dinding konvensional bata ringan sebesar 6 minggu (43 hari). Sedangkan dari segi harga diperoleh biaya total dinding precast sebesar Rp2.357.204.202,84 sedangkan biaya total dinding konvensional (bata ringan) sebesar Rp1.776.290.358,67. Diperoleh selisih sebesar Rp580.913.844,17 atau secara prosentase sebesar 25%. Apabila dilihat dari master schedule proyek Apartemen Emerald Bintaro (terlampir), pekerjaan dinding façade merupakan jalur kritis dan apabila terlambat sangat berpengaruh dengan pekerjaan lainnya, sehingga metode konstruksi dinding façade yang lebih optimal adalah menggunakan dinding precast.
