Abstract
Based on reports from the Central Statistics Agency also known BPS and Bappenas, the population of Jakarta is increasing, around 0.7% according to the last year. The increase in population is due to various things, such as: the large number of people outside Jakarta who want to work in Jakarta. So that the need for living space is increasing, without realizing it the availability of land is running low. So that the need for ready-to-live buildings that are vertical, which is commonly referred to as a Rumah Susun (Rusun). Especially Rusun for people who work in the middle to lower income in Jakarta. Therefore, the existence of a simple flat owned (Rusunami) with the theme of low cost housing is one of the solutions where the target is people with middle and lower income as one of the solutions that can be built by local governments and developers. Keywords: Jakarta, Residential, Rusunami, Low Cost Housing, Green Architecture Berdasarkan Laporan Badan Pusat Statistik (BPS) dan Bappenas menyebutkan jumlah penduduk Jakarta semakin meningkat, sekitar 0,7% dari tahun sebelumnya. Meningkatnya jumlah penduduk dikarenakan oleh berbagai hal, seperti : banyaknya masyarakat luar Jakarta yang ingin bekerja di jakarta. Sehingga kebutuhan akan ruang huni semakin meningkat, tanpa disadari ketersediaan lahan semakin menipis. Sehingga perlunya banguanan siap huni yang bersifat vertikal yang biasa disebut sebagai Rumah Susun (Rusun). Terlebih kebutuhan Rusun bagi masyarakat yang bekerja di Jakarta yang berpenghasilan menengah kebawah. Oleh karena itu keberadaan rumah susun sederhana milik (Rusunami) dengan tema low cost housing merupakan salah satu solusi dimana sasarannya yakni masyarakat dengan penghasilan menengah kebawah sebagai salah satu solusi yang dapat di bangun pemerintah daerah dan developer.
