Abstract

When a construction project is delayed, it means that the project work cannot be completed in accordance with the contract. If the project work cannot be carried out according to the contract, there will be additional time. If after the addition of the project implementation time is also not completed according to the contract that has been agreed, then the owner will be given additional time to the implementing party to complete the project work. The purpose of this study is to look for factors that cause delays in building projects and dominant factors that influence delays in building construction projects. There are several factors that cause delays, for this reason, a study of the factors causing the delay is conducted. The research method used in this study is quantitative descriptive by determining research variables based on previous journals. Supported by the distribution of stage 1 questionnaires and stage 2 questionnaires distributed to 30 respondents. After the data collection is obtained, an analysis of the factors causing the delays in structure work in The Conexio Cikunir Apartment project 1. The analysis method used is multiple linear regression method with data processed using Microsoft Excel software and IBM SPSS Statistics Version 25. From the results of data analysis there are six factors that influence the delay of building projects and there are three dominant factors that influence the delay of the conexio cikunir 1 apartment building project, namely: Design and Method, Social and Contract Factors, Labor. Keywords: Delay factors, Questionnaire, The Conexio Cikunir 1 Apartment, SPSS Ketika proyek konstruksi terlambat, artinya pelaksanaan pekerjaan proyek tersebut tidak dapat diselesaikan sesuai dengan kontrak. Jika pekerjaan proyek tidak dapat dilaksanakan sesuai kontrak maka akan ada penambahan waktu. Apabila setelah penambahan waktu pelaksanaan proyek ini juga tidak selesai sesuai kontrak yang sudah disepakati, maka akan diberikan waktu tambahan oleh pihak pemilik (owner) kepada pihak pelaksana untuk menyelesaikan pekerjaan proyek tersebut. Tujuan studi ini adalah mencari faktor penyebab keterlambatan proyek gedung dan faktor dominan yang mempengaruhi keterlambatan proyek pembangunan gedung. Terdapat beberapa faktor yang menyebabkan terjadinya keterlambatan, untuk itu dilakukan penelitian terhadap faktor penyebab keterlambatan tersebut. Metode Penelitian yang di gunakan pada penelitian ini adalah deskriptif kuantitatif dengan menentukan variabel penelitian berdasarkan jurnal-jurnal terdahulu. Didukung dengan penyebaran kuisioner tahap 1 dan kuisioner tahap 2 yang disebar kepada 30 responden. Setelah pengumpulan data didapat, dibuat analisis faktor penyebab terjadinya keterlambatan pekerjaan structure pada proyek Apartemen The Conexio Cikunir 1. Metode Analisis yang digunakan adalah metode regresi linear berganda dengan data diolah menggunakan software Microsoft excel dan IBM SPSS Statistic Versi 25. Dari hasil analisa data menunjukan ada enam faktor yang berpengaruh terhadap keterlambatan proyek gedung dan ada tiga faktor dominan yang berpengaruh terhadap keterlambatan proyek gedung Apartemen The Conexio Cikunir 1, yaitu : Faktor Desain dan Metode, Sosial dan Kontrak, Tenaga Kerja.
