Abstract

Wall work is the final work of a construction work after structural work has been completed. The wall is a vertical element of the room, is a non-structural part of which is an insulating device between rooms and a divider between the interior of the building and the exterior of the building. Wall materials continue to evolve along with the demands of the most cost effective, efficient and cost effective time. In this study aims to find out which material is more appropriate and efficient in the implementation of wall work using lightweight brick material and precast work methods that are more effective and efficient in terms of cost and time in wall work on the Padina Soho Residence Apartment Tanggerang project. The method used in this research is quantitative method. Quantitative research is research about research that is descriptive and tends to use analysis. The study was conducted by collecting data according to the conditions in the field. Data is taken from field observations, technical project data, discussions and interviews of related parties on the project. Based on the results of the analysis that has been done it is known that the work volume is 5662.33. The total cost of using the lightweight brick method is IDR 2,615,530,587.64 and the total time required is 207 days. Whereas in the precast method the total cost of work is Rp 3,757,536,334.09 and the total time required is 84 days. It was concluded that in terms of cost, it was more efficient and efficient to use lightweight bricks, while in terms of implementation time using precast was faster. If the planned duration of implementation time is loose, you can use lightweight bricks, but if the planned duration of implementation time is limited, then you can use precast wall material. Keywords: Cost, Time, Light Brick, Precast, Microsoft project. Pekerjaan dinding merupakan pekerjaan akhir dari sebuah pekerjaan konstruksi setelah pekerjaan struktural telah selesai dilakukan. Dinding adalah elemen vertikal ruang, merupakan bagian non struktur yang menjadi alat penyekat antar ruangan maupun penyekat antar bagian dalam gedung dengan bagian luar gedung. Material dinding merupakan suatu bagian yang cukup penting dalam suatu proyek konstruksi. Bahan material dinding terus berkembang seiring dengan tuntutan kebutuhan dalam mencapai biaya, waktu, mutu yang paling efektif dan efisien. Pada penelitian ini bertujuan untuk mengetahui material yang mana yang lebih tepat dan efisien dalam pelaksanaan pekerjaan dinding menggunaan material bata ringan dan precast metode pekerjaan yang lebih efektif dan efisien dari segi biaya dan waktu dalam pekerjaan dinding pada proyek Padina Soho Residence Apartemen Tanggerang . Metode yang digunakan pada penelitian ini adalah metode kuantitatif. Penelitian kuantitatif adalah penelitian tentang riset yang bersifat deskriptif dan cenderung menggunakan analisis. Penelitian dilakukan dengan mengumpulkan data sesuai keadaan di lapangan. Data diambil dari pengamatan lapangan, data teknis proyek, diskusi dan wawancara pihak terkait pada proyek tersebut. Berdasarkan hasil analisis yang telah dilakukan diketahui bahwa volume pekerjaan 5.662,33. Total biaya menggunakan metode bata ringan sebesar Rp 2.615.530.587.64 dan total waktu yang dibutuhkan sebesar 207 hari. Sedangkan pada metode precast total biaya pekerjaan sebesar Rp 3,757,536,334.09 dan total waktu yang dibutuhkan sebesar 84 hari. Disimpulkan bahwa dari segi biaya lebih hemat dan efisien menggunakan bata ringan, sedangkan dari segi waktu pelaksanaan menggunakan precast lebih cepat. Jika rencana durasi waktu pelaksanaan longgar bisa menggunakan bata ringan tetapi jika rencana durasi waktu pelaksanaan terbatas, maka bisa digunakan material dinding precast.
