Abstract
Reformed Millenium Center Indonesia is a company engaged in building maintenance and repair services (property management). The problems faced by the Reformed Millennium Center Indonesia are related to poor facilities, which are the source of guest complaints. The facility is an Air Conditioner (AC) split duct unit that does not work optimally which causes the room temperature to feel hot. Based on the results of the analysis using the Fault Tree Analysis (FTA) method, the cause of the performance of the split duct air conditioner not working optimally is the dirty evaporator filter. The maintenance system has an important effect on the productability process of the Air Conditioner machine. Based on data from the preventive maintenance schedule for June 2021-June 2022, ac preventive maintenance is not carried out according to the schedule. Regarding maintenance problems that are not running well at the Reformed Millennium Center Indonesia, researchers conducted an analysis using fishbone diagrams. The results obtained with the fishbone diagram of the factors causing maintenance do not run well, namely the factors of methods, humans, materials and the environment. Based on the results of the highest Risk Priority Number (RPN) value with calculations using the Failure Mode And Effect Analysis (FMEA) method, the most dominant problem that occurs that causes maintenance not to run well is that the maintenance SOP is not run. The proposed improvements that can be made are monitoring the AC maintenance SOP periodically to evaluate the effectiveness of good performance, supervising by the team leader of the technicians to ensure the process runs according to the rules and applying a cheklist table to ensure the SOP runs correctly. Reformed Millenium Center Indonesia merupakan perusahaan yang bergerak di bidang jasa perawatan dan perbaikan gedung (property management). Permasalahan yang dihadapi Reformed Millenium Center Indonesia terkait fasilitas yang kurang baik, yang menjadi sumber complaint tamu. Fasilitas tersebut adalah Air Conditioner (AC) unit split duct tidak bekerja secara optimal yang menyebabkan suhu ruangan terasa panas. Berdasarkan hasil analisa dengan menggunakan metode Fault Tree Analysis (FTA) penyebab kinerja AC split duct tidak berkerja secara optimal adalah filter evaporator kotor. Sistem maintenance berpengaruh penting dalam proses produktitivitas mesin Air Conditioner. Berdasarkan data jadwal preventive maintenance bulan Juni 2021-Juni 2022 preventive maintenance AC tidak dilaksanakan sesuai dengan jadwal. Terkait permasalahan maintenance yang tidak berjalan dengan baik di Reformed Millenium Center Indonesia peneliti melakukan analisa menggunakan diagram fishbone. Hasil yang didapat dengan diagram fishbone faktor penyebab maintenance tidak berjalan dengan baik yaitu faktor metode, manusia, material dan lingkungan. Berdasarkan hasil nilai Risk Priority Number (RPN) tertinggi dengan perhitungan menggunakan metode Failure Mode And Effect Analsis (FMEA) masalah yang paling dominan terjadi yang menyebabkan maintenance tidak berjalan dengan baik adalah SOP maintenance tidak dijalankan. Adapun usulan perbaikan yang dapat dilakukan adalah monitoring SOP maintenance AC secara berkala untuk mengevaluasi efektifitas terhadap kinerja yang baik, melakukan pengawasan oleh team leader terhadap teknisi untuk memastikan proses berjalan sesuai aturan dan menerapkan tabel cheklist untuk memastikan SOP berjalan dengan benar.
