Abstract
The availability of land and in big cities such as the city of DKI Jakarta is increasingly scarce, and the high price of land which is one of the problems, so it is necessary to have a vertical development plan with the construction of flats. The ownership status of this residence is in the form of a rusunami (Simple Owned Flats). The target of these flats is middle to lower income urbanized communities, most of whom have a culture or way of life of rural communities who are social groups, therefore flats that accommodate the needs of this urbanized community are needed. This flats is integrated with a modern market whose shape and facilities are able to accommodate the needs of urbanized communities who still have a community culture. So that residents will feel comfortable and at home to live in this flats. The design of this simple flats using a sustainable building approach is expected to be a building that can lead to sustainability for users and the surrounding environment in the future. The emergence of a balance with nature, social life that continues to exist, and the sustainable growth of residents who are able to support the quality of life. Keywords: Simple Owned Flats, Urbanization, Modern Market, Sustainable Building Ketersediaan lahan dan di kota besar seperti kota DKI Jakarta semakin hari semakin menipis, ditambah lagi mahalnya harga tanah yang menjadi salah satu masalah sehingga perlu adanya perencanaan pembangunan secara vertikal yakni dengan dibangunnya rumah susun. Status kepemilikan hunian ini adalah berbentuk rusunami (Rumah Susun Sederhana Milik). Sasaran rumah susun ini adalah masyarakat urbanisasi berpenghasilan menengah ke bawah yang sebagian besar memiliki kebudayaan atau cara hidup masyarakat desa yang menonjolkan keguyuban dalam berinteraksi sosial, oleh karena itu dibutuhkan rumah susun yang mengakomodasi kebutuhan masyarakat urbanisasi ini. Hunian rumah susun ini terintegrasi dengan pasar modern yang bentuknya maupun fasilitas-fasilitasnya mampu mengakomodasi kebutuhan masyarakat urbanisasi yang masih memiliki budaya keguyuban. Sehingga penghuni akan merasakan kenyamanan dan betah untuk tinggal di rumah susun ini. Perancangan rumah susun sederhana milik ini menggunakan pendekatan sustainable building, sehingga diharapkan nantinya menjadi bangunan yang dapat menimbulkan keberlanjutan untuk pengguna dan lingkungan sekitar di hari mendatang. Timbulnya keseimbangan dengan alam, kehidupan sosial yang tetap terjaga, serta pertumbuhan keberlangsungan hidup penghuni yang mampu menunjang kualitas hidupnya.
