Abstract
The limited land in DKI Jakarta and the increasing number of DKI Jakarta residents continues to increase, resulting in the high selling price of residential property. This situation made a number of middle to lower class people build or rent dwellings in slums and some of the buildings violated regulations. The majority of these people come from urbanization, ie people who move from villages to cities in search of a better livelihood. The community still highlights the culture of community. To cope with these dwellings that are not well managed, vertical dwellings or owned flats that are able to accommodate their families and basic needs are boards, clothing, food. Therefore, it is necessary to design a comfortable, affordable, integrated apartment integrated with supporting facilities (modern markets) and the surrounding environment. The theme raised was energy saving architecture and local wisdom. Energy-saving architecture is applied in this design in order to save the cost of environmental care contributions and minimize environmental damage, while the theme of local wisdom aims to align the towers with the surrounding environment. Keywords: Own Flat, Energy Saving, Affordable Housin Keterbatasan lahan di DKI Jakarta dan tingginya jumlah penduduk DKI Jakarta yang terus meningkat, mengakibatkan mahalnya harga jual property hunian. Keadaan tersebut membuat sejumlah masyarakat golongan menengah ke bawah membangun atau menyewa hunian di tempat yang kumuh dan sebagian bangunan tersebut melanggar peraturan. Masyarakat tersebut mayoritas berasal dari kalangan urbanisasi yaitu masyarakat yang berpindah dari desa ke kota untuk mencari penghidupan yang lebih baik. Masyarakat tersebut masih menonjolkan budaya keguyuban. Untuk menanggulangi hunian yang tidak terkelola dengan baik tersebut, dibutuhkan hunian vertical atau rumah susun milik yang mampu mengakomodasi keguyuban dan kebutuhan pokok mereka yaitu papan, sandang, pangan. Oleh karena itu, perlu dirancang rumah susun milik yang nyaman, affordable, terintegrasi dengan fasilitas pendukung (pasar modern) dan lingkungan sekitar. Tema yang diangkat adalah arsitektur hemat energi dan kearifan local. Arsitektur hemat energi diterapkan dalam perancangan ini guna menghemat biaya iyuran perawatan lingkungan dan meminialisir kerusakan lingkungan, sedangkan tema kearifan local bertujuan untuk menyelaraskan bangunan rusunami dengan lingkungan sekitar.
