Abstract

This study aims to evaluate the performance of the cinere resort apartment project and provide recommendations for rescheduling of the project implementation. The assessment of the performance of the cinere resort apartment project will be conducted using Earned Value Analysis (EVA), while the rescheduling of the project implementation will be done using the Project Evaluation and Review Technique (PERT) method. The results of the project performance appraisal using EVA show that on the 70th day, the project performance is not good. The comparison between estimated actual physical work value completed with the total estimated cost portion that has been agreed to be issued for the project during the 70 days (scheduling performance index) has a value less than 1 (52%). Project progress lags behind schedule. The comparative value of the actual estimated value of physical work completed with the total direct or indirect costs used in order to complete the project's cost performance index for 70 days has a value less than 1 (72%). Project costs exceed budgeted costs up to that period. Furthermore, there are several scenarios for project completion if the rescheduling of the remaining activities of the project is carried out with reference to the project conditions on the 70th day. If the rest of the project activity is accelerated and the project can be completed within 117 days, the total cost required is Rp4.245.720.817, If the rest of the project activity is accelerated and the project can be completed within 99 days, then the cost is in the need is Rp4.572.359.015, and if the rest of the project activity is accelerated and the project can be completed within 91 days, then the required cost is Rp4.620.748.691. Penelitian ini bertujuan untuk mengevaluasi kinerja proyek cinere resort apartment serta memberikan rekomendasi penjadwalan ulang atas pelaksanaan proyek teresebut. Penilaian kinerja proyek cinere resort apartment akan dilakukan dengan menggunakan Earned Value Analysis (EVA), sedangkan penjadwalan ulang atas pelaksanaan pekerjaan proyek tersebut akan dilakukan dengan menggunakan metoda Project Evaluation and Review Technique (PERT). Hasil penilaian kinerja proyek dengan menggunakan EVA menunjukkan bahwa pada hari ke-70, kinerja proyek kurang baik. Perbandingan antara estimasi nilai (value) pekerjaan fisik yang sebenarnya yang telah selesai dengan porsi total estimasi biaya yang sudah disetujui untuk dikeluarkan untuk proyek selama 70 hari (scheduling performance index) memiliki nilai kurang dari 1 (52%). Pengerjaan proyek tertinggal dari jadwal yang telah ditetapkan. Perbandingan nilai antara estimasi nilai (value) pekerjaan fisik yang sebenarnya yang telah selesai dengan biaya total langsung maupun tidak langsung yang digunakan dalam rangka menyelesaikan proyek sesuai aktivitasnya (cost performance index) selama 70 hari memiliki nilai kurang dari 1 (72%). Biaya proyek melebihi biaya yang dianggarkan sampai dengan periode tersebut. Selanjutnya, terdapat beberapa skenario untuk penyelesaian proyek apabila penjadwalan ulang atas sisa kegiatan dari proyek dilakukan dengan mengacu pada kondisi proyek pada hari ke-70. Jika sisa kegiatan proyek dipercepat dan proyek dapat diselesaikan dalam kurun waktu 117 hari, maka total biaya yang diperlukan adalah Rp.4.245.720.817, Jika sisa kegiatan proyek dipercepat dan proyek dapat diselesaikan dalam kurun waktu 99 hari, maka biaya yang diperlukan adalah Rp4.572.359.015, dan jika sisa kegiatan proyek dipercepat dan proyek dapat diselesaikan dalam kurun waktu 91 hari, maka biaya yang diperlukan adalah Rp4.620.748.691.
