Abstract

Vertical Flats Housing is the official category of Indonesian government for multistorey residential types such as apartments, condos, and others. However, in its development, this word is used generally to describe the lower class terraced housing. The purpose of the development of Vertical Flats Housing is primarily to become a solution for residential needs in densely populated locations, for example in urban areas. The presence of Flats can reduce slum areas in urban areas and reduce for used landed houses category. By using the concept of Low cost housing is an affordable home for the poor or low-income people, both individuals and families (Bernard Lefebvre, 2004). Other terms that are often used are affordable housing, subsidized housing, low income housing, and public housing. The implementation of low cost housing can be divided into six strategies: land use strategy, administrative procedure strategy, standard development strategy, low cost housing type strategy, housing conservation program strategy, housing finance strategy (Housing Evaluation Report, 2002). In addition to the purpose of designing the Flats is to create an environment and facilities that are useful and can support harmony with the surrounding public site. By also applying the theme "Green Architecture" in the design of Vertical flats Housing, with the aim of providing comfort, and creating an environment in the form of a communal space that used for socialize appropriately. Rumah Susun atau Rusun merupakan kategori resmi pemerintah Indonesia untuk tipe hunian bertingkat seperti apartemen, kondominium, flat, dan lain-lain. Namun pada perkembangannya kata ini digunakan secara umum untuk menggambarkan hunian bertingkat kelas bawah. Tujuan terjadinya pembangunan Rumah Susun utamanya untuk menjadi solusi kebutuhan hunian di lokasi yang padat penduduk, semisal di wilayah perkotaan Kehadiran Rusun bisa mengurangi kawasan kumuh di perkotaan dan menguranginya Landed House. Dengan menggunakan konsep Low cost housing adalah rumah yang terjangkau bagi rakyat miskin atau berpenghasilan rendah baik individu maupun keluarga (Bernard Lefebvre, 2004). Istilah-istilah lain yang sering digunakan adalah affordable housing, subsidized housing, low income housing, dan public housing. Penerapan low cost housing dapat dibagi menjadi enam strategi: strategi penggunaan lahan, strategi prosedur administrasi, strategi pengembangan standar, strategi tipe low cost housing, strategi program pelestarian perumahan, strategi keuangan perumahan (Housing Evaluation Report, 2002). Selain Tujuan perancangan Rumah Susun ini adalah menciptakan suatu lingkungan dan fasilitas yang berguna dan dapat mendukung keserasian terhadap masyarakat sekitar. Dengan menerapkan juga tema “Green Architecture” pada perancangan Rumah susun, dengan tujuan memberikan kenyamanan, dan menciptakan lingkungan berupa ruang komunal yang bertujuan untuk tepat bersosialisasi.
