Abstract

Along with the development of DKI Jakarta where land limitations And expensive land prices become a problem in the provision of decent housing for the community especially those with low income, Then one solution is the construction of vertical occupancy or better known as the construction of a house. It is undeniable that low-income communities who become the target of this House are mostly urbanized people, The community that moved from village to city to seek better livelihood. This urbanisation society has a culture or way of living the village community that accentuates its keguyuban in socialization, And this culture is still inherent even though they have moved to the city. Therefore it takes a form of a house that accommodates the needs of this urbanisation community, So that they feel at home in the Rusun, and the activities of the low income communities can be carried out well and does not pose any new problems such as a mangrak, or grungy house, Damaged and other problems. Designing low-budget vertical housing that is feasible for middle-income communities down or often known as Rusunami. This residence is integrated with the modern market in its form and its facilities are able to accommodate the needs of urbanization communities that still have a social culture. Building planning implements sustainable architectural rules in the form of energy and water consumption that is efficient and flexible towards the use of energy sources. Keywords: Rusunami, urbanisation, energy-saving architecture Seiring dengan perkembangan Kota DKI Jakarta di mana keterbatasan lahan dan mahalnya harga tanah menjadi masalah dalam penyediaan hunian layak bagi masyarakat terutama mereka yang berpenghasilan rendah, maka salah satu solusinya adalah pembangunan hunian vertical atau lebih dikenal dengan pembangunan rumah susun. Tidak bisa dipungkiri bahwa masyarakat berpenghasilan rendah yang menjadi sasaran rumah susun ini sebagian besar adalah masyarakat urbanisasi, yaitu masyarakat yang berpindah dari desa ke kota untuk mencari penghidupan yang lebih baik. Masyarakat urbanisasi ini memiliki kebudayaan atau cara hidup masyarakat desa yang menonjolkan keguyuban dalam berinterkasi sosialnya, dan budaya ini masih melekat meskipun mereka sudah berpindah ke kota. Oleh karena itu dibutuhkan bentuk rumah susun yang mengakomodasi kebutuhan masyarakat urbanisasi ini, supaya mereka betah tinggal di rusun, dan kegiatan me-rusun-kan masyarakat berpenghasilan rendah ini bisa terlaksana dengan baik dan tidak menimbulkan permasalahan baru seperti rumah susun yang mangrak, atau kumuh, penghuni rusun yang salah sasaran, dan permasalahan lainnya. Merancang hunian vertikal murah yang layak bagi masyarakat berpenghasilan menengah kebawah atau sering dikenal dengan istilah rusunami. Hunian ini terintegrasi dengan pasar modern yang bentuknya maupun fasilitas-fasilitasnya mampu mengakomodasi kebutuhan masyarakat urbanisasi yang masih memiliki budaya keguyuban. Perancangan bangunan menerapkan kaidah arsitektur berkelanjutan berupa konsumsi energi dan air yang efisien dan fleksibel terhadap penggunaan sumber energi.
