Abstract

The population development in Indonesia is currently increasing. This causes the land to be used as a residence because the price of land is already very high. Lower middle societies will find it easier if they choose to live in low cost housing. The construction of low cost housing is an alternative that deals with housing and settlement problems, especially in urban areas where the population continues to increase while the land in Jakarta has never increased. Low cost housing to be designed are located in Cakung, East Jakarta. The concept is rarely used is energy�efficient architecture, which is sustainable architecture in the form of energy and water consumption that is efficient and flexible to energy use. The majority of low cost housing in Jakarta are still poor and look shabby because they pay attention to the aspects of the people who live in these low cost housing. A slum and less conducive environment is a factor in many people who are reluctant to live in low cost housing. This is because many urbanized people still have a village culture, which is a community activity in this culture and this culture is still attached even though they have moved and live in the city. So, the background theme can be determined by low cost housing using the concept of a building that has a lot of openness and a place for gathering. This is to avoid stalled or slum flats, mis�targeted flat residents, and other problems. Keywords: Low Cost Housing, Modern Market, Energy Efficient Building Perkembangan populasi penduduk di Indonesia saat ini sudah sangat meningkat. Hal tersebut menyebabkan kurangnya lahan untuk dijadikan tempat tinggal karena harga tanah sudah sangat tinggi. Masyarakat dengan penghasilan rendah akan lebih mudah jika memilih untuk tinggal di rumah susun. Pembangunan rumah susun menjadi alternatif pemecahan masalah kebutuhan perumahan dan permukiman terutama di daerah perkotaan yang jumlah penduduknya terus meningkat sementara lahan di Jakarta tidak pernah bertambah. Rumah susun yang akan dirancang terletak di Cakung, Jakarta Timur. Konsep rusun yang paling jarang digunakan adalah arsitektur hemat energi, yaitu arsitektur berkelanjutan berupa konsumsi energi dan air yang efisien dan fleksibel terhadap penggunaan energi. Mayoritas rumah susun yang terdapat di Jakarta masih terbilang buruk dan terlihat kumuh karena kurangnya memperhatikan aspek manusia yang berhuni di rumah susun tersebut. Lingkungan yang kumuh dan kurang kondusif menjadi salah satu faktor banyak masyarakat yang enggan tinggal di rumah susun. Hal tersebut karena banyaknya masyarakat urbanisasi yang masih memiliki kebudayaan desa yang menonjolkan kegiatan keguyuban dalam berinteraksi sosial dan budaya ini masih melekat walaupun mereka sudah berpindah dan tinggal di kota. Maka, latar belakang tema dapat ditentukan dengan membangun rumah susun menggunakan konsep bangunan yang memiliki banyak keterbukaan dan tempat perkumpulan. Hal ini untuk menghindari rumah susun yang mangkrak atau kumuh, penghuni rusun yang salah sasaran, dan permasalahan lainnya.
