Abstract
Control in construction projects generally considers three main aspects, namely, cost, time and quality. Increasing effectiveness in monitoring and controlling projects requires methods that integrate schedules and costs. The purpose of this study is to look at project performance analysis that contributes to delays and provides an estimate of the time and cost of completing work. In this study, the concept of Earned Value Analysis was applied to the RS Jantung Diagram Structure Construction Project with three main indicators, namely Planned Value, Earned Value, and Actual Costs. From these indicators, obtained variations in costs and schedules that are in accordance with analysis of productivity and performance index and analysis of the estimated costs and time of completion of work. The results of the analysis at week 44, the CPI value = 1.06 and SPI = 0.91 show that expenditure costs are smaller than the budget but the project implementation is delayed. Jobs that contribute to delays are Ground Anchor Structure, P6 Floor Structure and structure of STP, GWT, Pit Lift & Fire Tank. The Estimate Temporary Schedule from this project (ETS) is 92 days, with an Estimate Temporary Cost (ETC) of Rp. 11,175,373,365,-. Regarding the Estimate All Schedule (EAS) of 477 days, with Estimated All Cost (EAC) Rp. 45,632,394,304,-. Keywords : Cost, Earned Value, Duration, Project, Delay Pengendalian dalam proyek konstruksi pada umumnya menyangkut tiga aspek utama, yaitu, biaya, waktu dan mutu. Untuk meningkatkan efektivitas dalam memantau dan mengendalikan proyek, diperlukan metode yang mengintegrasikan jadwal dan biaya sehingga mengungkapkan kinerja kegiatan. Tujuan penelitian ini adalah untuk melihat analisis kinerja proyek dari pekerjaan yang berkontribusi terhadap keterlambatan dan memberikan prakiraan waktu dan biaya sisa penyelesaian pekerjaan. Pada penelitian ini, konsep Earned Value Analysis diterapkan pada Proyek Pembangunan Struktur RS. Jantung Diagram Cinere dengan 3 indikator utama, yaitu Planned Value, Earned Value dan Actual Cost. Dari indikator tersebut, diperoleh varian biaya dan jadwal kedalam indeks produktivitas kerja serta analisis prakiraan biaya dan waktu penyelesaian sisa pekerjaan. Hasil analisis pada minggu ke 44 nilai CPI = 1.06 dan SPI = 0.91 menunjukan pengeluaran biaya lebih kecil daripada anggaran namun pelaksanaan proyek mengalami keterlambatan. Pekerjaan yang berkontribusi terhadap keterlambatan adalah Struktur Ground Anchor, Struktur lantai P6 dan struktur STP, GWT, Pit Lift & Fire Tank. Diperkirakan sisa waktu penyelesaian proyek ini (ETC) is 92 hari, dengan prakiraan biaya pekerjaan yang tersisa (ETC) Rp. 11.175.373.365,-. Sehingga prakiraan total waktu penyelesaian proyek (EAC) 477 hari, dengan biaya total penyelesaian proyek (EAC) Rp. 45.632.394.304 ,-. Kata Kunci : Biaya, Earned Value, Waktu, Proyek, Keterlambatan.
