Abstract

The increasing need for housing in South Tangerang, in particular, has prompted the government to look for ways so that evenly distributed housing can be enjoyed by the community. One of them is the construction of the housing complex of The Bay Paradise Resort in the South Tangerang area with a land area of 60 hectares with various types and numbers of houses. This study aims to determine the type of house that is in great demand by the community so that developers (housing builders) can optimize the available landso that they get a return on profits. The number of developers (housing developers) makes high competition among them, so they must be able to make the right decisionsto determine the type and number of houses to be built. The research method used is the simplex method, where the analysis starts from identification through literature studies, then the answers from the respondents are processed using the simplex method with a decision support system applied to determine the number of each type and public interest. The results of calculations using the simplex method obtained optimization results with the simplex method are more optimal than the existing conditions obtained amounting to Rp. 334,523,812,100, with the type of house 50/100 (321unit) and 65/140 (28 units) Keywords: Type of House, Number of Houses, Developer, Optimation, Simplex Method Kebutuhan akan tempat tinggal yang semakin meningkat di Tangerang Selatan khususnya membuat pemerintah mencari jalan agar pemerataan pemilikan rumah dapat dinikmati oleh masyarakat. Salah satunya adalah dibangunnya perumahan The Bay Paradise Resort di daerah Tangerang selatan dengan luas lahan 60 hektar dengan berbagai tipe dan jumlah rumah. Penelitian ini bertujuan untuk mengetahui tipe rumah yang banyak diminati oleh masyarakat agar developer (pembangun perumahan) dapat mengoptimalkan lahan yang tersedia sehingga mendapat laba atas keuntungan. Banyaknya developer (pengembang perumahan) membuat persaingan yang tinggi diantara mereka, sehingga mereka harus dapat mengambil keputusan yang tepat untuk menentukan jenis dan jumlah rumah yang akan dibangun. Metode penelitian yang digunakan adalah metode simpleks, dimana analisis dimulai dari identifikasi melalui studi literature, kemudian jawaban dariresponden diolah menggunakan metode Simpleks dengan sisitem pendukung keputusan diterapkan untuk mengetahui jumlah masingmasing jenis dan minat masyarakat. Hasil perhitungan menggunakan Metode Simpleks didapat hasil optimasi dengan metode simpleks lebih optimal dibanding dengan kondisi existing yang diperoleh sebesar Rp 334.523.812.100,- dengann tipe rumah 50/100 (321unit) dan 65/140 (28 unit) Kata kunci : Tipe Rumah, Jumlah Rumah, Developer, Optimasi, Metode Simpleks
