Abstract

Along with the development of technology, many private and state-owned companies are competing to develop the property business as a business investment in this modern era. Among them are residential apartments, hotels, flats, infrastructure and so on. In planning a building or infrastructure a variety of methods and strategies are needed to achieve the target of timely completion, resulting in a quality of sturdy and beautiful buildings. Components of structures such as foundations, columns, beams, and plates play an important role in supporting the establishment of a building. To produce quality structural components, special expertise is needed in doing the work. Formwork has an important value as a mold (formwork) to form the dimensions of planned structural components. This research method is a comparison of two bekiting methods for the cost and time of the Saumata Suites Apartment construction project. The formwork compared was conventional formwork and aluminum formwork for the Saumata Suites Apartment construction project located at Jalan Alam Utama kav. 12-16, Alam Sutera, Serpong Utara, Kota Tangerang, Banten (15143). The building is planned to have a building with two basement floors and thirty vertical tower floors. Formwork (formwork) used is Conventional Formwork Method and Aluminum Formwork Method. For analysis of time, the author uses Microsoft Project software. For costs, the author compares the costs of the Full Project Budget Plan (RAPK) in each method compared. The purpose of this study was to determine the comparison between aluminum formwork and conventional formwork for cost and time. Based on the results of the research that's been done, then it can be inferred that in the method of implementation is easier than aluminum formwork formwork conventional. In terms of the cost of more expensive aluminium formwork is Rp. 235,157,007 or 7.45% of the value of the conventional formwork, formwork but the aluminum would be cheaper if the floor level of more than 40 floors, because the cycle of usage formwork conventional would be more wasteful than aluminum. In terms of implementation time aluminum formwork is relatively faster than conventional formwork. By using a timebased aluminum formwork optimistic, pessimistic and most likely, a row is 72 days, 102 days, and 132 days, whereas using conventional formwork based on optimistic time, most likely, and pessimistic row is 81 days, 120 days, 159 days. Seiring dengan berkembangnya teknologi, banyak perusahaan-perusahaan swasta maupun BUMN berlomba-lomba mengembangkan bisnis properti sebagai investasi bisnis di era modern ini. Diantaranya adalah hunian apartement, hotel, rumah susun, infrastruktur dan sebagainya. Dalam merencanakan suatu bangunan gedung atau infrastruktur diperlukan berbagai macam metode dan strategi untuk mancapai target penyelesaian yang tepat waktu, menghasilkan kualitas bangunan yang kokoh dan indah. Komponen-komponen struktur seperti pondasi, kolom, balok, dan plat sangat berperan penting sebagai penunjang berdirinya suatu bangunan gedung. Untuk menghasilkan kualitas komponen struktur tersebut diperlukan keahlian khusus dalam mengerjakan pekerjaan tersebut. Bekisting mempunyai nilai penting sebagai cetakan (formwork) untuk membentuk dimensi komponen-komponen struktur yang telah direncanakan. Metode penelitian ini merupakan perbandingan dua metode bekiting terhadap biaya dan waktu pada proyek pembangunan Apartemen Saumata Suites. Bekisting yang dibandingkan adalah bekisting konvensional dan bekisting aluminiun pada proyek pembangunan Apartemen Saumata Suites yang berlokasi di Jalan Alam Utama kav.12- 16, Alam Sutera, Serpong Utara, Kota Tangerang, Banten (15143). Gedung ini direncanakan memiliki bangunan dengan dua lantai basement dan tiga puluh lantai tower vertikal. Bekisting (formwork) yang digunakan adalah Conventional Formwork Method dan Aluminium Formwork Method. Untuk analisis terhadap waktu, penulis menggunakan software Microsoft Project. Untuk biaya, penulis membandingkan biaya Rencana Anggaran Proyek Kendali (RAPK) pada setiap metode yang dibandingkan. Tujuan penelitian ini dilakukan untuk mengetahui perbandingan antara bekisting aluminium dan bekisting konvensional terhadap biaya dan waktu. Berdasarkan hasil penelitian yang sudah dilakukan, maka dapat disimpulkan bahwa dalam metode pelaksanaan bekisting aluminium lebih mudah daripada bekisting konvensional. Dalam segi biaya bekisting aluminium lebih mahal sebesar Rp. 235,157,007 atau 7,45% dari nilai bekisting konvensional, tetapi bekisting aluminium akan lebih murah apabila lantai yang dikerjakan lebih dari 40 lantai, karena siklus pemakaian bekisting konvensional akan lebih boros dibandingkan aluminium. Dalam segi waktu pelaksanaan bekisting aluminium relatif lebih cepat daripada bekisting konvensional. Dengan menggunakan bekisting aluminium berdasarkan waktu optimistic, most likely, dan pessimistic berturut-turut adalah 72 hari, 102 hari, dan 132 hari, sedangkan menggunakan bekisting konvensional berdasarkan waktu optimistic, most likely, dan pessimistic berturut-turut adalah 81 hari, 120 hari, 159 hari.
